Amendment to approved planning

Hi we have full planning approved.

 

we have made some amendments to

our second floor habitable

loft. Namely making better use of the loft space and creating another room from the wasted eaves space.

 

i have also added a skylight to this room which will only be visible from a Birds Eye view and not ground level, this was previous going to be a flat area of the roof. 

 

these drawings are the ones we are moving forward with for building regs.

 

Do I need to resubmit plans or ask for non material amendments?

 

my architect states as the changes are mainly internal (bar the roof light not visible from ground) that we need to do nothing.

 

i just want to make sure I don’t have any issues with building regs/council building  warranty etc going forward

As far as planning is concerned do nothing. 
with regards building regs you need to ensure this new area complies with everything, fire escape, etc etc. 

building inspector will not care you have moved a wall or divided a space, as long as it all complies with the regs. 
 

you will never see planning again unless you get a complaint about something from a nosey neighbour.

You can train almost any corvid or columba to carry messages. As yet there are no reports of trained, literate crows or pigeons who report to LPA Planners. .... Yet. 

(Well there might be in Hampsted or Sand Banks.)

BC might have requested calculations that the floor can take the loading of a full UVC if it is a first or second floor for example. Apart from that can’t see why BC would care where a cylinder goes.

I wouldn’t worry about planning. Just make sure building control are aware. Doubt your warranty will even be aware of any changes, your warranty inspector won’t have looked that hard at your original plans - ours certainly didn’t.

Be careful in that case, it can be a palaver to change things without another planning application.

Also, I’m fairly sure, if your drawings for planning and Building Control don’t align, you can’t claim the VAT back.
