  • From the collective experience and wisdom here, the consensus is stick to standard, proven methods of construction. You have to take account of the what most builders and trades are used to working wi

Icf is not considered non standard construction any more, mortgage is not a problem.  timberframe rotting at the sole plate is down to poor detail and design, it was a thing in 1980, but not now.

Great news.

Do you mind telling us the cost?

I didn't know about this stuff, radweld for houses.

Cynical me suspects that the housing developers are already using this on the pre-agreed units for an air test.

Does anyone know?

They can then apply this to all similar units.

( I know this happens and only assumed that they improved the units that the bco wanted tested.)

And as this covers faulty work, the general workmanship may be allowed to fall further.

I wonder if it deteriorates with time.

So if  buying a new house, ask which ones were tested: what chance that info is not to hand?

So internally insulated block cavity wall.  Are the internal walls mostly timber stud (other than the brick one)?  Do they go up after the insulation / battens?

BTW if you want someone to see you have mentioned them, type "@" and then pick their name from the drop down list @Gary Martin.

Under current Part L in England ALL dwellings should be air pressure tested (was a %age in past).

IW insulation with air proof membrane and attention to detail got my initial reading down to 1.7 Aero barrier guys. We’re impressed with the workmanship.

the magic mist got it down to 0.2 acp

cost £2,200 no VAT as self build

Mr P the internal walls are block, or brick downstairs.

There is 50 mm of pir insulation between the internal and external walls ends.

starter ties were bolted to the walls, through the insulation to avoid cold bridges.

the original plan was stud wall but we preferred this option.

all this was completed before AB arrived.

Thanks @ADLIan I wasn't aware of this change, which has to be a good thing. I've got part L up on my phone and it maybe isn't current the current efition, but I don't see these words in the regulation... the green background regulation I mean.

@Gary Martin - can I ask - was there are residue or other weirdness after the Aero Barrier guys left? What stage did you call them in? After painting maybe?

Before paint and any final finishes, but ideally after you’re boarded and all 1st fixed with M&E.

Members on here have posted about a ‘residue’ on window sills etc, which needed attention.

Remember it’s a positive pressure test only, on the day AB attend, and your ‘as built’ for sign off will be another test with the score being the average taken from 10 positive and 10 negative.

Ideally they want it with all penetration from service pipes etc, sealed. Floor screeded ready for plasterboard but not yet installed.

all horizontal surfaces that are to be retained are masked off first. In my case, only slate windowsills.

yes there is a sticky residue on these surfaces. I read on here that the floor was like a dodgy Weatherspoons.
