Split Purlin Helpppp!

Hi Community 

 

I'm buying a new house at the moment and the survey flagged that in the roof, the supporting timber purlin has suffered from a crack to the mid section here and is supported by some additional struts at the moment. Are there any structural engineers here to give an opinion on the damage here?

What's your opinion on the cost to fix this issue here. (see photos)

Hi, that doesn’t look like a new house. There is obviously a problem that needs addressing but difficult to even guess at a cause without more info, age, roof outside, what’s behind the stuff etc.

As long as those new supports are resting on a wall it won’t go anywhere. Sister ing (bolting another timber on top) will take the strain off it, or a metal strap arpund the split. A good reason to negotiate a drop in price to cover its repair 🤷‍♂️

There's something not right about the strategically stacked loft junk in the picture. They are covering up something. Big red flag

 

It all seems to be put where I would have assumed a Truss would have sat to support that nook.

 

I would ask for the junk to be moved and more photos taken.
