Deed of Easement: price check

Quick price check, please.

We own two adjacent plots of land; Salamander Cottage and Number 1. Our new off mains processing thingamajig will be 'housed' on Number One's land. So we need a Deed of Easement for Salamander Cottage to inspect and maintain  the tank.

 

£500 + VAT plus Land registry fees. About right?

Sounds a bit steep to me as they don't have to deal with another party or solicitor. What's the cost breakdown ..?

As you own the land, why any cost at all?  Or is it a case of you "should" pay for it, so you will be paying yourself £500?

 

Our old house has a deed of Servitude (Scottish name for the same thing) to have to soakaway under an adjacent farmers field. I don't recall any money changing hands for that, just some solicitor time.

You just need to amend the relevent land registry entry and you can do this yourself provided you can prove title. The key thing is to get the wording right so that there won't be a problem if it gets to two barristers slugging it out in court.

 

Edit. Why not transfer the Portion of land to the cottage then it's simple.

 

Edit 2: you can do the transfer using a boundary agreement even simpler.

Or a TR form will not be complicated for a man of the world such as yourself and you have plenty of time to wait for the LR to catch up.

Our newts are stunningly beautiful, inoffensive creatures - we cherish them. The ecology sector on the other hand..... where professional judgement varies by individual practitioner despite clear licensing guidelines..... we despise.
