puntloos Posted July 11, 2021 Share Posted July 11, 2021 Since Jan 1st-ish it seems that costs for raw materials have meaningfully gone up. But I'm wondering if anyone has any rules of thumb for me on how much? If a stack of bricks on Jan 1st would cost $100, how much would it cost today? Same for all the usual others? Timber? Concrete? nod Posted July 11, 2021 Share Posted July 11, 2021 I’d say everything has gone up at least 15% Timber seams to have doubled Followed by cement products Bricks and Steel Laboure seems to have bottomed out Though the problem for self builders has always been that the available laboure are the guys who do private work Wanting the same or more money than the site guys With a fraction of the daily production At the moment these guys are charging more than established companies Weve a very good local builder near us who has built about 20 upmarket homes nearby and many self builds over the years He will only build the shell to watertight now Due to the hassle of getting trades and rising laboure costs Hopefully things will start improve towards The end of the year Link to comment Share on other sites More sharing options...

nod Posted July 11, 2021 Share Posted July 11, 2021 I don’t think all is doom and gloom A site of 50 homes we have just started has filled all the contractors parking with tens of thousands of bricks and timber Red Row and co are committing to large amounts of materials before they are made Stamp duty and also the Furlough payments ending will have an impact on the above Whilst Furlough was well meant It’ reportedly put most families 10k per year better off With nothing to spend it on Most Subbies I know have had 4x7.5 k payments while still working and interest free loans should they want them Link to comment Share on other sites More sharing options...

I look after myself. I have a feeling though I'll somehow get clobbered for more NI going forward. They have already bought in tax on divis.
