Hello, let me just state that I am not a builder, the most DIY I have ever undertaken is knocking some nails in! Hoping somebody can help me re.a query I have. I live in a AONB & a unused, neglected field on a steep slope next door to my property, never before built on except for a horse feed shelter has just sold by tender. The guide price was £9,000 & it sold for £30,000! At that price I am concerned that the land could be used for housing. Bearing in mind my nearest neighbours are 5 minutes walk away & at the moment I can only just about see one other house,what are the chances PP would be granted? Hoping one of you can help. Thank you.

Or offer to buy the land.

Hardly likely that the person who has just bought it would be willing to sell again. What size of piece of land is it? £30k is not a lot to have sold for if there’s a chance of getting planning on it. Maybe someone has just taken a punt on it on the off chance that they will eventually somewhere down the line get planning. The field next to us was like that, it was bought over 30 years ago and kept by that owner until 3 years ago when they eventually got pp.

It sounds unlikely 

If there are not houses either side 

Say within 100mtres Most counsels won’t consider it to be infil

We have purchased a three acre field at the back of two plots we are buying Paying 50 k to protect our views 

Ive already been approached by a neighbor wanting to purchase half to extend his riding school for more or less what we paid for the whole field 

 

In truth the land is worth what someone is willing to pay 

30 or even 50k would be unusually cheap for a building plot

Thank you for your responses. The field is 1.1acre, forgot to mention that! I did put a bid in for the field but it was nowhere near £30,000. The nearest house is 300 metres. I just love my views & peace at the moment! Will keep you updated.
