I've just completed this first stage (this thread has also just reminded me to sign it and send it back!) 

Its based on affordability and not multiples it would seem as we have a ratio of 5.1 x our salary which she has said we could get up to.

I'm not sure if anyone can help with this.... We are about to embark on a self build using an Oakwrights oak frame and their Wrightwall and Wrightroof encapsulation system. We are keen to use Ecology for the mortgage but haven't had the SAP calculations done yet. We do have the u-values for the materials used, and so I wondered whether any clever person might be able to give me an idea of whether these are likely to give an SAP of 85+ to meet Ecology's requirements please? 

 

Plain clay roof over WrightRoof - Pitched roof, ceiling at rafter line - Unvented pitched roof (WrightRoof Light (600 centres)) - 0.14W/m²/K (B.R requirement - 0.20W/m²/K)

 

Weatherboard Wrightwall - Wall - Timber framed wall (WrightWall Light - Weatherboard / Renderboard) - 0.17W/m²/K (B.R requirement - 0.30W/m²/K)

 

Brick Wrightwall - Wall - Timber framed wall (WrightWall Light - Masonry) - 0.16W/m²/K (B.R requirement - 0.30W/m²/K)

 

Our assumed standard B&B GF Floor construction - Floor – 75mm Screed on 150mm PIR, 100 dense conc. blocks on PPC beams - 0.11W/m²/K (B.R requirement - 0.25W/m²/K)

 

General min glazing U u - Windows - (Rationel Forma timber frame), double glazed - 1.27W/m²/K (B.R requirement - 2.00W/m²/K)

The SAP score is based on fuel cost, as such elemental U-values do not have a great impact. The choice of space/water heating system and fuel will have a much bigger impact. Solar PV can help too. Get the SAP assessment done and see how the numbers stack up - a good assessor will advise on cost effective solutions.

Use SAPEASY.

 

Then get the number based on your build up as per above, if it doesn't stack up. They will adjust it until it is above 85 for ecology. Make sure you keep an eye on their figures for MVHR and get it down to below 1.5. 

 

Now adjustment it might be addition of solar PV or other means. But in reality you're only ticking a box to say that's what you are planning to get above 85. Which will get you the mortgage. 

 

Then at the end of younrun the numbers and worst case scenario you don't get the full C change discount its not the end of the world as you'll be switching lender at that point.

Thanks ADLIan, we're planning on an ASHP so hopefully that may help

That's a good point! A bit more box ticking....

An ASHP may not help - may actually make the SAP score worse!! It means your space/water heating are all electric which is about the most costly fuel (though offset to a degree by the efficiency of the ASHP).
