Legal fees to cover land purchase

Can anyone advise on sensible costs for plot purchase? ADK law just quoted £1500 quid all in...does that sound right?

IIRC, we paid ~£800 back in 2012.  Used a local firm of solicitors that knew the area, not that I suspect that helped much.

The law society in Scotland publishes a schedule of charges for conveyancing which is partly weighted to purchase price. Not sure if the same applies where you are but unless it's complex you shouldn't pay any more than a straightforward house transaction for the same value.

Totally depends on the state of the title. If the land is already registered with its own title, £500 - £1000 should do it. Ours was a purchase of a part of a larger piece of land with a complex title (title needed to be traced back to early 1800s), and the conveyancing cost us £2k. Solicitor said it was actually £4k of work on her part but as she had quoted us £1k, capped her fees at £2k. Not too sure I believed that line.

IIRC mine was £1200 about 5 years ago

I was quoted £1200+VAT for a fairly simple land purchase, but got a referral discount down to £950+VAT.

I paid in 2018: £1,320 for legal fees, inc VAT, and £303.25 in search fees.
