  6. No, I don’t think that’s true at all. Yes of course I’ve seen a lot of them being built. They also do open days if you want to see one in construction, they are doing a few of mine right now. They are good quality. You mean when they were bought by kingspan? Like +50 years ago? That’s a long memory lol. not sure what you’re talking about, artistic design sensibilities? No I just don’t think you need to live the passive house lifestyle to get a nice house. you can get exactly the same design from sips as standard timber frame, the difference is cost. I don’t find a passive house any more pleasant than Ultima and it’s still well above building regs. To me it’s like buying the latest mobile phone, not really worth it unless you’re a show off with money to burn.
  7. Yes. Not sure where you got this information from. The insulation of a standard frame was always above the building regulations and was recently improved. Standard ultima is 0.13W/mkU. That’s above BR isn’t it. Seems fine to me but choose your own adventure. of course you get better if you pay for it lol, isn’t that a given? I wouldn’t get TeK anyway, passive house is overrated.

  10. If you want to use timber frame with Potton, use your own architect and ask for ‘frame only’ as it’s cheaper, no need to pay two design fees. You will get a kingspan insulated frame which I consider the best value for money. I don’t adhere to the ‘oh architects spend your money and ruin your design with their input’ slander, simply not true. a good architect will improve your design and help you avoid costly build errors. People who say this are know it all’s. @SarahG £2800per sqm is actually a very high build cost.
  11. Over your dining table, you have about 5m span of brickwork that will need to be supported. How are you doing that.
  12. I’d leave them off, you don’t want to make the site look overdeveloped. Even a greenhouse usually looks like a big black box in plan, so it’s not helping your case.
  13. The only reason I’ve ever recommended one is when a customer wouldn’t listen to me that they wouldn’t get planning. I mainly did it so they would go away. in terms of cost you get far more for much cheaper by putting something half decent and considered in for full planning. the planners give you feedback, and probably a free go anyway, so why wouldn’t you just go in for that? Preplanning gives you zero confirmation of anything really, maybe points you towards relevant policies but I can find those for you as a layman.

  17. It really irks me how there's no scientific reason this works, but I've seen my uncle find pipes that aren't on plans too.
  18. I like the layout. The look is fine I see what you’re doing, but the windows are too small in proportion to the amount of wall. It gives it a bit of a wincey look. It adds to the feel of massing, if you are trying to steal through a full height house it acts against you. I think the materials could be better proportioned too. The entrance also, could be more attractive. Bedroom 3’s window is too high for fire escape. in all, I think you need a designer to fix it up and ‘roll it in glitter’ as the say, but you’re on the right track.

  20. I don’t think £2000 is too much to aim for as about average/good spec, if you project manage yourself it can take off about 10%
  21. It’s not really about the design, it’s the finishes that make it high end, ie expensive. If you have a timber frame, things that will make it more expensive are large spans (glulam or steels). The high spec is lots of glazing, vaulted ceilings and the kitchen… porcelain tiles and underfloor, hidden gutters in aluminium roof, that kind of thing. There’s no reason a box that’s 100m2 is that much more expensive than an L shape etc. I think that’s a myth and I’ve heard it a lot. Simple, effective designs are no more expensive than cheap crap ones. They just look more high end. It’s cost vs perceived value to some degree.
  22. I think access is everyone and everything that needs to use the site. If you need disabled provision then it’s disabled, if it’s a car turning in it means visibility.
  23. Very nice I like it. I think I would have double bay windows so it’s symmetrical. Not a fan of the flat pyramid roof in general.
  24. Are your windows all fire escapes? if the stair is a protected area… All of the ones around the stair, apart from the bathroom need to be fd30 People I work with think you need to do bathrooms and cupboards too but they can’t explain where it says that. I’m happy to be corrected.
