Conditions to be satisfied prior to start
Post and beam replied to Post and beam's topic in Planning Permission
There is, which is why i did #3 & #4 together. It would be good of course to do all the rest in a single submission. But as per the post its a case of knowing what do i need to do for each. With regard to #10, 100 tons of hardcore onto the parking area so that it does not turn into a muddy mess is how i understand it. The site slopes 2 metres down away from the road so i dont expect any water run off issues onto the 'highway'. -

4 is satisfied so 5 & 6 then? I did wonder if i was required to just make a statement for example for # 11,#12 and #13. -
Our planning permission has 16 conditions attached. it is/was my understanding that they all had to be satisfied prior to putting a spade in the ground. 'Prior to start' sort of being the whole point of them. But, and this is my question of those that have been here before me.... Some of them are not able to be satisfied before hand and i wonder how others have navigated this. I have e mailed the planning dept for clarity. They are not very responsive. #3 & #4 are satisfied. Conditions: 1. The development to which this permission relates shall be begun within a period of three years commencing on the date of this notice. Reason To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (As Amended). 2. The development hereby approved shall be carried out in accordance with the approved plans listed at the end of this Decision Notice. Reason To ensure the development is carried out in accordance with the approved plans, drawings and specifications. 3. Prior to any above ground construction works being commenced, the external materials of construction for the development hereby permitted shall submitted to and approved in writing by the Local Planning Authority, and thereafter the development should be implemented in accordance with the approved details. Reason In the interests of amenity and good design in accordance with Policy DES4 of the East Herts District Plan 2018. 4. No development shall take place within the proposed development site until the applicant, or their agents, or their successors in title, has secured the implementation of a programme of archaeological work in accordance with a written scheme of investigation, which has been submitted to the planning authority and approved in writing. This condition will only be considered to be discharged when the planning authority has received and approved an archaeological report of all the required archaeological works, and if appropriate, a commitment to publication has been made. Reason: The programme is required to be undertaken prior to the commencement of the development to secure the protection of and proper provision for any archaeological remains in accordance with Policies HA1and HA3 of the East Herts District Plan 2018 and the National Planning Policy Framework. 5. Prior to the commencement of development hereby approved, detailed plans showing the existing and proposed ground levels of the site relative to adjoining land, together with the slab levels and ridge heights of the proposed buildings, shall be submitted to, and approved in writing by the Local Planning Authority and the development shall be carried out in accordance with the approved details. Reason The details are required to be approved prior to the commencement of development to ensure that the development is properly related to the levels of adjoining development in the interests of neighbour amenity and good design in accordance with Policy DES4 of the East Herts District Plan 2018. 6. Prior to the commencement of development hereby approved, details of the design and construction of the dwelling to demonstrate how the design, materials and operation of the development minimises overheating in summer and reduces the need for heating in the winter to reduce energy demand and reduces water demand, in addition to how carbon dioxide emissions will be minimised across the development, taking account of all levels of the energy hierachy, shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be implemented in accordance with the approved details. Reason To adapt to climate change, reduce carbon emissions and efficiently use water resources in accordance with Policies DES4, CC1, CC2, CC3 and WAT4 of the East Herts District Plan 2018. 7. All existing trees and hedges shall be retained, unless shown on the approved drawings as being removed. All trees and hedges on and immediately adjoining the site shall be protected from damage as a result of works on the site in accordance with BS5837: 2012 Trees in relation to design, demolition and construction, or any subsequent relevant British Standard, for the duration of the works on site and until at least five years following contractual practical completion of the approved development. In the event that trees or hedging become damaged or otherwise defective during such period, the Local Planning Authority shall be notified as soon as reasonably practicable and remedial action agreed and implemented. In the event that any tree or hedging dies or is removed without the prior consent of the Local Planning Authority, it shall be replaced as soon as is reasonably practicable and, in any case, by not later than the end of the first available planting season, with trees of such size, species and in such number and positions as may be agreed with the Authority. When i was a submariner in a previous life it was the 'Lysers' that gave everyone the frighteners. And thats with a Nuclear reactor next door. They used very high current, very high temperatures and very high pressures. They were not the most reliable devices you could imagine. Think the French lost at least one boat to a failure of such a thing. Just sayin....

Post and beam replied to Temp's topic in General Self Build & DIY Discussion
I thought i read about this a few weeks ago. Some of the houses are indeed already occupied -
Not a universally agreed experience then.

Quote for groundworks, include drainage?
Post and beam replied to Post and beam's topic in General Construction Issues
I have had conversations with my proposed groundworker that included re routing an existing foul drain that runs across my plot under my house footprint. So i regard the subject as 'discussed on site. Same conversation with the TF company contracts manager and the initial salesman. Also both while on site. As a novice to this house building lark i dont know what else i should have done to set expectations. -
Quote for groundworks, include drainage?
Post and beam posted a topic in General Construction Issues
For those that have been through this process, i have a quote for my groundworks that makes no mention of the drainage away to the sewer. Is it usual to include drainage or to have it as a separate quote please? -

which trades, when and in what order

Thanks dude Couple of questions. I dont understand 'pre plaster inspection'. # We are having MVHR, which i intend to run the trunking for. I also expect to do much of the Airtightness tape work as well but dont want to get in the way of the first fix guys. Whats the convention here? # UFH & screed after the studwork and before any of the first fix i guess ? Also on the outside trades. Upper storey is weatherboard on the gable ends and dormers, Bricks to the lower floor with a large external chimney stack. Roof tiles will be done first of course and the glazing in. So if the brickies are next when does the guttering and the Soffits/barge boards get done. I suppose the Scaffolding stays in place after the brickies ( perhaps with a drop change) so that the weatherboarding can get done. The trades all know the form of course but if i have to schedule them i want to understand the conventions and best way to do this. -
I thought i had a builder lined up to take my house from Weathertight( Sips construction from Potton Homes) to completion but i may have missed their window. They are very busy which hopefully means they are good. So, if i now have to arrange trades on a one by one basis is there a preferred order. More importantly i guess, is there an order that would be a very bad idea? Thanks in advance keith
