Agreed on this. We’ve over paid a bit on the kitchen albeit about half the cost is appliances and the island worktop. We got a quote for the bathroom furniture and sanitary ware from a single supplier and it was twice the price compared to me buying the different elements from the cheapest sources I could find.

I went the other way and went quite big and insulated as part of theplanning application for a 10.5m x 6m building with insulated floor, walls and roof. It’s a lot dearer of course. But I want to be able to use it year round. I realise you don’t want to go through the planning agro. But if you knew the answer would be yes what would you build? -
No it’s just a certification scheme to give consumers confidence that their installation has been done to a certain standard. The quid pro quo is you can get a discount on the install if done by an MCS certified installer. Are they wireless? If you’re accessing it via an app then you will have created an account so you will have a name and password. The username will most likely be your email address so if you can’t recall it then reset the password.

Strip foundation concrete slab insulation screed.

Is that within the screed? They’re a bit slow with the info. We’ve started digging in the ground so a few weeks away from needing to decide how to do it if we go under the slab.

Is it ok to run this through the perimeter blockwork then under/within the 75mm screed?

I think your 2 days is a bit optimistic for a typical timber kit. Our timber kit is estimated to take 10 days to erect and fit all the windows and doors and breather membrane. The fee for this is £20k including delivery and telehandler hire. It’s still quite dear of course. Does £65k include all the scaffolding etc? Get a quote for the roof and windows fitted. I’m having to organise three different companies for our roof, four if I count the scaffolder and it’s like herding cats so having one do all of it will be easier. For both of my roofs of a similar size but less fiddly, preparing the timbers, rooflight flashings and rainwater goods fitted is £30k. Obviously different roof (standing seam and membrane) Tiles ought to be cheaper than standing seam of course.

That might work. Yep. This weeks fun has been trying to get the foundation layer overlaid on the plot in DWG format for accurate setting out. I’ve got it now but it’s like pulling teeth. If I knew then what I know now…

We’ve started in the ground so have been discussing the foundations with the groundworks company. He pointed out a flaw in the blockwork design. Our house is two rectangles joined together with a continuous blockwork wall below the soleplate where the rectangles join. There are three doorways between the rectangles and the blockwork runs continuously under them. They’ve said because the blockwork is continuous it will create three cold spots because there will be a break in the insulation layer at each doorway. Ordinarily they leave gaps in the blockwork to accommodate this. I’ve raised this with the timber kit company and their advice is not to do it as they are concerned the kit might not accurately align with the blockwork. The groundswork company has suggested they can’t be confident in the accuracy of their kit as his foundations are normally within a few mm. I’ve gone back to the kit company and suggested we build the blockwork as designed, fit the kit then knock out the blocks back to the slab then insulate, expansion gaps, sheeting, screed and cold spots dealt with. They have said I can do it that way but they still don’t recommend if without being clear why not. Any views?

It is dear. The quote I have is £11k for the Ecodan, cylinder, all electrics and plumbing, install and commissioning. Which I thought was a little on the high side. Less the Scottish grant which includes the rural uplift for us so cost is £2k.

What does yours include? I suspect his includes all windows and external doors? You can’t compare them until you know what’s included, the spec (3G or 2G) etc
