About to remortgage and it seems like an apt time to take a name off the title, is this something I can do myself or do I need a solicitor? New morgage will be just in the name of the remaining on the title.

Yes there would be, either from the local authority or from a private building control firm. Do you know who the building control body is? who ever it is give them a call and explain the situation and see what has been submitted and what may be outstanding. below is an example of the information you may have to submit (though some of it may be different in Northern Ireland compared to the UK) Water regulation certification SAP calculations EPC Fire alarm cert (BS 5839) Electrical certificate Gas safety certificate (if using gas) air test certificate Do you have an ASHP or solar installed? -

Have you got details of the building control officer? give them a call and ask what they need to sign of the build. You need an air tightness test, google it and you should find local companies who will do it, budget about £300 for the test. There will be other things needed like an electrical certificate, but the building control officer will confirm -

as @Conor says, self build mortgage is the way to go, we used Melton Mowbray via a specialist self build mortgage broker (https://www.mayflowermortgage.co.uk/). -
@adsibob another point to note is what other trade would require a sign off and accepting a liability of specs. Imagining a structural engineer doing this, no way would I be qualified to sign off specs and accept liability for thier specs. This is compounded that it expects the end customer to sign it. How is is reasonable for a older lady to check all the measurements and specification. Are the glazing company expecting her to get up a ladder?

i wouldn't be so sure, also 'window company charging OAP for their mistake' isn't a good reputation to have especially reviews / local media.

i am going to play devils advocate here, could that last sentence may be a get out for them? It sounds that you are doing work for a customer, and are not a domestic client but a trade client / contract. Did the end customer sign and agree the specification of the survey? Legal talk isn't my strong point, and there may be something her than clears them of their liabilities?

Yeah, ain't no way you have made that roof light space bigger / smaller for shits and giggles from this point onwards, those doubled up joists ain't easy to mess with! The surveyor / supplier has got some explaining to do. On my project i have measured and ordered made to measure a large number of expensive things (insulated garage door, 4 flights of oak stairs, glass balustrades, external steel stairs), every time its very worrying until it actually arrives on site and fits (ish). I check, re check, have someone else check as i know people especially me make mistakes, and i made a fairly costly one early doors (two large lintels) which burnt me. However its me doing the measurements and its my fault if its wrong, to pay someone else to do the measurements (surveyor) its on them as you are paying extra to do the job and to take that risk away. I would still look at the wording of thing you signed to make sure that you don't have any liability there, but why would you want to double check or question a surveyor that is their job and has 30 years experience to your own?

So a gap of the actual hole of 500mm either end, compared to a 200mm gap either end based on their measurements. Any photo's that you have from underneath that show the hole prior to the surveyors visit will show a large gap to the side walls which visually will be much more than 200mm, and there is a clear reference that the skylight lines up with the reveals of the sliding door.

What always the dimensions of the room below? At least it's only a small section that needs a temp roof, a 5m x .9m one Financially how do the delays affect you? Thier cock up can be costing you money...

Am I reading this correctly that you have paid pretty much all of the money for the work and it's not complete, and the builder is asking for more? I have been back over the original quote and half of it was provisional sums, did these get finalised with the cost revision of £505k Sounds a right mess and sounds like your 'friend' will be having a nice new car and some nice holidays this year.

Printed the jpg as PDF, opened the PDF in 'PDF Xchange editor' which allows you to add dimensions, i changed the scale of the dimension too to match those on the drawings then added more dimensions using that 'custom' scale.

skylight - roof alterations / building control submission

I have spoken with building control and its double rafters and trimmers, the double rafters need to extend to the load points (e.g. purlins). I need to come up with a plan of how to get the double rafters in with minimal disruption as the room is plaster boarded. I am wondering if i can get access from outside to put the rafters in by removing roof tiles and the cutting sections of batten away. -
Hold on is the room width 5.6m? If it is that is a monumental f$%k on their part it's hilarious (sorry for your situation)

hope it gets sorted, just a thought, do you have any photo from the inside of the room of the skylight area and the opening. Also the architectural plans, it it was really a 5.6m sky light it looks like the dimension of the room underneath is only just bigger than that!

check very carefully the document you signed, as if by signing you have accepted any liability of the measurements. However comment sense is that the surveyor is responsible, as even if you accepted liability by signing it, then you can go after the surveyor who has been negligent and not done their job properly.

you earliest photo here shows that the inside of the skylight is about the 360mm inside the window reveal. Its physically impossible from this point to go 5600mm to the right as you run out of room to the other wall. This reference point is visibly unchanged in the last more advanced photo. No way did that sky light get longer of the course of those images.

i originally thought that some of the liability was with you, however i have changed my mind and its all on the surveyor, he made the mistake, having a surveyor is the person to measure up. Check what you signed and see what the wording is about measurements and responsivity. As by signing the document you may have taken in liability for the measurements. I have added some measurements to yours calibrated to the ones on there already.

have you got the architectural drawing that you can measure off in PDF and mark up, which the photos back up the layouts or windows etc that are consistent in the photos as always being that size

does the pictures show any joists and the spacings, or do you have any design drawings for the joists?
