Thanks @Nick Laslett. I guess it wouldn’t be a best solution for when ridge height is restricted and you want decent ceiling height. This must 450mm total build up??? in comparison to posi joists which may be 300??

@Nick Laslett, do you have MVHR? If so what is the total build up of first floor to allow for ducting? Thanks

Ultimately with these roof systems you pay for a quick ‘fix’ and hence the price. I think we end up with extension but nervous about paying too much and never get return on it. I’m not looking for a profit but some money back would be nice for when it comes to selling in a few years.

Not sure that’s what I want I’m afraid to be honest. Rather do proper job than bodging it like that. The more I think about I think extension is the way forward but getting estate agent found next week to value now and if extension was build. It numbers don’t stack up, I guess we just pack our bags eventually and make a move. Thanks anyway

Hi, I thought I’d resurrect this topic. We have this 4.2 x 3 (internally) conservatory and considering our options now. As you can see from the picture, in autumn and winter, it just becomes a dumping ground. It’s a Victorian shape with two head height side walls and a couple of dwarf walls build on an angle. A local very reputable company visited today to discuss lightweight roof option. Official quote still to come but in short, getting rid of small top windows and bring wall higher, replace the rest with 2 x aluminium over the dwarf walls and joined with 3 pane bifold door. On top, ultra roof style light weight roof with 3 glazed panels. All plastered etc. for £20k - £25k. Thoughts? Worth it or bring it down and build same footprint extension. Could I have flat roof with the weird hexagonal shape? Thanks

Hi, I’m always on Rightmove looking what’s around and looking for inspiration. A fairly new house came up. Really nice but garden too small. Anyway, two bedrooms have only a velux window much higher than 1.1m. Is this allowed? I thought 1.1m rule is to allow possible exit in case of fire. Thanks, Nick

Just out if interest. If materials increase in cost by 6% and the builder asks to split the difference regardless of what contract is or isn’t in place. Should it work the other way as well then? If costs go down by 6% (unlikely) should be builder offering split of the savings? I have zero experience but keen to understand as much as possible before my time comes ?

I have read here quite often that trying to keep plumbing/services in nearby area of the house (e.g. cloakroom and utility next to each other on the ground floor and bathroom/en suite right above it) can save a decent penny on the build budget. However, whenever I see some new builds springing up nearby, I always check it out and hardly ever developers keep them together. So question is: How much can it really save? I know every build will be different but have you any real life examples? Thanks

Has anyone come across a magazine that is actually useful. Sure, they are great for inspiration but I have Google for that. I got 1 year subscription to Self-Build for special price of £12 but found it just a repetition of previous articles and mainly adverts of course. Is there any that is actually worth it?

2.4m is normally standard size. Can you not just get that to avoid cutting altogether?

@FM2015 I’m surprised about the higher price bracket considering the block needs to be assembled on site. Do you think down to it being XPS or being made in the UK?

@Chanmenie I just looked at R-Wall and it looks really good. Given its local is only a bonus (although Logix is also uk based, isn’t it?). I also look forward hearing about people’s experiences.

A couple years ago we were having to change boiler. Got quite a few quotes (8 in total) for Worcester i30 combo boiler with the usual flush, Magna Clean, inhibitor, etc. and it was all between £2k-£3k in semi detached, all easy access. So guess £2.3k is about right.

@mtnash What software did you make your plans, if you don't mind me asking? @AliGI fully agree that north facing plots are not the best but sometimes there is simply no other way especially if you like to keep the garden reasonably private. Also, if you like to have some decent sized glazing from living areas, you are less likely to deal with over heating in summer and losing heat in winter can be sorted through good spec glass??
