Hey! The flats *have* to have independent supplies; planning and all that. Is electric central heating on a wet system no good? (perhaps you thought I meant like electric wall heaters???) No electric combi can do heating and DHW?

Update HMO (see it's there!; just moved down the list a bit.................) Of course with all the new 'anti landlord' taxes etc. it makes things rather tricky.

Well they were the usual (rubbish in my mind) conditions. As I said "timber gates" is hardly a detailed condition. My belief is it's all a tick box exercise. Someone forgot to tick the box 4 years ago; but someone else has now looked at it "Hey!; that box hasn't been ticked" And we wonder why planning can be sos slow and painful....

Hey all! One of my floors is completely underground :-) . Parking is above this area. I'm still struggling to work out what 'roof' type I have on here as it needs to take the weight of a vehicle and also be 100% (!!!) waterproof. I've looked into the 'resin' based surfaces; but not sure how feasible this is (most seem porous ) I guess what I'm really asking has anyone done anything at all remotely similar??? 1128 233A Sctn XXii.pdf

Hey people! I am thinking about buying a 1 bed flat for conversion into 2 1 bed flats. Currently it has a reasonably modern combi supplying everything. Should I bother and have the cost of installing another gas main and boiler for one of the flats? or Install in 1 flat (maybe both?) an electric boiler? These flats will be rented so I don't care about the bills :-) but I do care about the conversion costs! My reason for *potentially* dropping the existing gas combi is then the tenant has no 'gas' issues (tenants and gas don't always mix) also no annual gas safety certificate and my assumption less chance of break down i.e. less moving parts. Can an electric boiler supply enough hot water for say 5 rads and infinite tap hot water on demand? (per flat) Any advice appreciated!

Hey all Planning is always a joke. I sent a landscape design in with my planning app 4 years ago. A few days ago they complained it needed more detail!! - 4 YEARS TO THINK ABOUT IT! Now; don't get me going about the gates. Planning condition "timber gates" ; that's it 2 words. I sent a photo of some similar gates we intended to have. 6 months later I'm told photo no good; need a drawing. So I send a drawing; with dimensions; type of wood; some detail etc. etc. etc. Drawing apparently no good; need a sketch!! So I send a Rolf Harris quality sketch. No good (I kid you not) "sketch too sketchy" WTF!!! That was a few years ago now!. So a few weeks ago sent new non-sketchy sketch in. The thing is I had the gates made and installed about a year ago so it's all completely and utterly pointless. Love you planning office!

LOL!. I remember both you guys from ebuild. The help I got from everyone was always amazing! You want photo's? ; hmmmmmm - well might not look much different from a year ago! lol - but I'll get some. @ProDave 2 years on the market! - christ! - we've been about 4 months. It's slow (thanks Trump, Brexit and Xmas!). I have no money at all; so need to sell. Borrowed on loans to get this far - so slowly (!!!) clearing those. Honestly though; can't state it enough. If it wasn't for ebuild (and now this forum) wouldn't have got as far as I did with my build.....

Hey all! I know everyone thinks Tesla when they see the title but plenty of other companies are doing this like LG. Has anyone actually got PV linked to a 'modern' battery system - would be really interested to hear how they are getting on? Cheers

Hi Everyone! After ebuild closed I was gutted!. Didn't know we had this site!; very glad we are all here now! My self-build underground house has come to a 'natural' stall i.e. need to sell my existing property and ran out of money! lol I missed ebuild SO much - so this site is a blessing!. If it requires ad's to fund it then so be it!. Now I can start asking all my questions again!; and hopefully answer a few too....
