  2. Today some potential customers were coming to look at my glass balcony arranged by the installer of course . Unfortunately I couldn’t be there so I just left the side gate open and informed the company to help themselves. I decided ? to watch them on my Cctv . Unbeknown to them my Cctv has an audio feed ? They liked the balcony and phoned the installer / manufacturer once they had a good look . The customer on the phone said “ I think you’ve got it wrong that the balcony was installed 2 years ago as we assumed a finished house “ Installer replies Customer then says ” It’s a bloody total building site , I’d sack his builder ! “ Audio though is only 1 way . I did respond but alas they never would of heard my fruity words .... ?
  3. I like the shop but often cry in the corner at the prices . Even SWMBO thinks it’s insane pricing . We look for inspiration then find something similar elsewhere - though I still weep at £x per sq metre
  4. Yes But eviction is pretty much impossible with the current Covid rules . Tenant is just ‘playing’ the landlord . Pay him off get him out

  6. Lots of issues here ... As other’s mention Covid rules handicap you . Any ‘arrangement’ from one tenant to another is not binding - YOU are the landlord . Presumably the ‘problem’ tenants rent is up to date ? - that’s is ( was ) the easiest way to evict . I don’t like how the tenant is manipulating around . You need him out NOW . Easiest solution you get something in writing and you pay him to leave . Other non landlords will scof at such a ploy . But when things get awkward you need to take control of the situation . Unfortunately for differing reasons I can end up squashed between a rock and a hard place - money motivates most people .
  7. Floor tiles B & Q again . Get a dark colour as doesn’t show dirt - also nice and cheap My HMO ensuites have zero tiled walls use the ‘panels’ - no grout to deal with and easy to clean
  8. B&Q etc . are the type of thing you want . Also push taps on the sink - so can’t be left running .
  9. Yes - there’s much less mess . Also after A few hours I go round with a wet brush and try and gently remove any left over adhesive . Next day it’s ‘polishing’ with the dremel ... ? Pocket door expensive and a pita !

  14. Anything is only worth what someone will pay for it . Even with no plans you can get a rough valuation on what ( for example ) a 4 bed house at x sq metres is worth . Then you can get a build cost ( unless you are planning to do the work yourself ??? ) .

  21. I like oppressive . Like a deep dark dungeon where no one can escape . Floor to ceiling almost all of it , ceiling slopes towards window so obviously that will be lower . I want the bathroom to install fear and trepidation into its victims . Also with especially those mosaic type tiles much easier to hide a camera .....
  22. Apologies my response a little blunt ; @Ferdinand The plan now is Baton as usual around the floor . Vertical tiles off of that . Once floor tiles down , make upstands from floor tiles to go at the base of the walls . Thereby this allows all criteria to be met ! ?
  23. Well ! I have no opinion whether floors or walls get done first . But I don’t want to do the floor first . Lots of reasons . I haven’t done all the drainage in the bathroom yet . Don’t have a bath so not sure where waste is going . Don’t want to risk dropping tools on tile floor . Worried bathroom floor tiles won’t be flush with hallway tiles ( planned to do them first ) . Bathroom tiles are different to hallway ones - I want the tile change to be under the bathroom door when closed ( so you don’t see the wrong tile from either side ) . Hot water and a sink on site would be nice , floor doesn’t help me there . Don’t want floor down as bound to get filthy . Regarding my spray painting . The result is fine . But can’t do whole house as it’s not finished ! . Too much gear / materials in the way . Trying to break it up into smaller manageable jobs . Using up materials and making space !
  24. No boxing in just 1 small window . Will use that as a guide for at least what height tiles start at ?
