Sill Guessing 2 x 2metres is my best option and join them the best I can ( tbh the join isn’t critical) . I might choose a ‘busy’ pattern to hide the join .

Ideally I wanted maybe granite/quartz. Approx length 4metres. Width maybe 25cm ish. I've been told not possible in granite as it could crack. So would be maybe 2 pieces with a join. Assumed maybe do-able in corian - but it would seem the same issue. Is it fair to say as I'm installing it granite is my best option? i.e. I've got more chance of getting the join acceptable.

10kW Solar Edge battery. An additional 7 PV panels. Current panels optimised for SE aswell. No brainer. Done deal.

It's difficult to plan for everything - not just needs now but in the future. I put extra cat5 cables in my ceiling spaces. They go back to the unmanaged switch - not wired up or anything but "ready". This also allows for POE. You can never have enough plug sockets. No matter where you put them you always want more. As mentioned ducting or wall cavities - make things a bit easier.

You are of course correct . After doing 1 level of an underground house I always wish I went 2 levels down for a swimming pool , gym and games room . But then I would of wished I’d gone 3 levels down . Did see a house in London 7 levels underground. Unfortunately mr. budget gives a big kick . Dream bigger , want bigger - then loop round that again . Love it !

Yes but without 3 phase I can still have extra PV and storage . Really of course ( ignoring cost ) I want more Tesla pw , and more PV . I could appreciate 3 phase more if export was my goal . But it’s my lecky and I want to keep as much as possible …

More info on this. DNO coming to look tomorrow. But rough estimate for 3 phase install is 3K Is 3 phase *really* worth the extra cost? Without 3 phase I have a Tesla that can export and a PV inverter that can. Without 3 phase I can add upto another nearly 30kw of storage ( 3 Solar Edge batteries ) - also add another 2.8kw PV of panels. or With the cost of 3 phase added in I can add 1 extra Tesla battery The cost difference between those 2 options is minimal. More storage AND more PV does seem to make sense. But will I regret in the future not having 3 phase???

Nice ! I don’t have the energy or time to do the heating so analytically . Mine simply comes on when below temperature x - then off when above y . I use “ SWMBO technical logic “ to analyse the success of this . So far 100% ! . I keep the mistresses bedroom cooler though , as the temperature can rise quite quickly in there . In essence I guess I’m saying how it “ feels “ to an individual. I find this simple approach with ufh to be more uniform , better and more efficient than anywhere I’ve ever lived . -

This is indeed where we are . HA has been slow progress over the years . Average person doesn’t really care - the novelty of turning a light on from your phone or Alexa is about the limit . But ; ultimately- this is where we are heading . I wish ( as others ) to retain control I.e no or little cloud based .

This reads like a shopping list of fun and frustration too me! Lighting - I use qubino wave din CCTV - BlueIris on PC seems like the dogs! Internal security. You mean like face recognition to stop SWMBO entering man cave. Or some video analysis of who opened your wine? . Yes; all this needs to be done. Heating. Again I link fibaro z wave relays to my homeseer hub MVHR/ASHP - BOTH! audio in house. Raspberry pi with max2play - one running it is set and forget. Until you fiddle with it and break it.... Visuals. Depends big FO TV in lounge. TVBed in bedroom with PS5 - for when extra bedroom fun is required Smart blinds - I didn't bother with. Only have 1 blind in the build so couldn't be arsed to automate it Smoke/Heat though I haven't installed will be a separate system. Not keen on automating say with Homeseer. Windows does an update, so homeseer doesn't boot. Then there's a fire and I burn to death because "Windows has to do an update ". Maybe overkill (no pun intended ) Other things you WANT RoboRock S7 with auto empty dust collector ( have to get that direct from China for the moment ) FrontDoor with finger scanner - for when you are too lazy to get the key out. Works very well ( bit of a dog when your finger is wet ). Also SWMBO 'suffers' using it. The complete inability to consistently move 1 finger at a constant rate across a sensor alludes her much to my pleasure. Video doorbell/intercom. I use Doorbird because it's open API and can therefore interface with anything. Currently when my doorbell rings we get the death tune from C64 Master of magic playing which SWMBO hates with an absolute passion. Notification sent to my phone and any active iPads in the house. Then I can talk to fool at my door or indeed unlock it and let them in . Robot grass cutter - I will if we have any grass! Geo-fencing off phone or air tag or similar EV charger - you know you need to do this. So much fun. So much money to spend. So much to go wrong. But the joy!

My MVHR works surprisingly well when the humidity gets too high i.e. shower/bath and automatically boosts. If it didn't or was too slow it has a bypass to trigger boost that could be linked to a sensor in the bathroom ( I have Aeon multi sensors - which record a range of functions e.g. humidity, light etc. etc ). Automation is good and does work ( though not 100% of course! ). BUT!; if you are not technical or it's just "not your thing" then yes keep it as simple as possible.

No probs I.e no cracked tiles ? I always think … mat 3mm , notch 6mm . So 10 ish - but when compressed etc . more like 6mm.

As a landlord myself his ‘actions’ seem poor . As @epsilonGreedy states it Is a major landlord obligation to have basics e.g heating working . My local council allow a major utility fail to be ‘ok’ for upto 3 days . I always interpret this to mean “ providing the LL has but some action in place to fix it “ . When this happens to my property and the engineer can’t arrive soon enough or we’re waiting on a part I give my tenants electric heaters so they don’t freeze . I also don’t have 1 point of failure for everything I.e boiler fails so no heating , no hot water , no shower … is no good imho …
