  2. When I was self employed I asked for a sum to cover initial materials but all labour afterwards. When building I paid my contractor in stages (immediately).
  3. Fitting a kitchen fir my sister years ago I discovered an internal wall was only about 3” thick it was noticed when rawlplugs for recessed sockets poked through the wall paper in the lounge 🙄.

  15. As said above your BC will advise on what he will accept but before that draw us a diagram (cross section) showing heights of ground, foundations etc and many here will advise. Did you not have any drawings showing this?
  16. Right (devils advocate hat on) why do we need scientists to explore ponds? We know they are good fir the planet, diversity and nature so as long as we protect them, don’t pollute them and let them get on with what they do why interfere? (I have a pond in my garden with newts, frogs and all sorts.)

  20. Typical of planners not being consistent, I still think you have a good case stating BRE guidelines and previous planners notes on the other application that was passed.
  21. I have done my own plans in the past but otherwise find an architectural technician to do them for you (cheaper than an architect.). Fill the form as best as possible, they will soon send it back fir more info.

All this info is available on the internet The minimum depth of any drain is 600mm.Once all the underground drains are laid, Building Control will need to see them and may ask for an air test to be carried out. Once the drain installation is approved the trenches can be backfilled, but first more granular fill is required at least up to the top of the pipes.
