I had an ecology mortgage and did my own costings but have quite a bit of experience doing this. For the large value items I had quotes and then worked most other items out from rates having spoken to a number of people in the trade. The more convincing the budget the better, this also shows the bank that you are not some joker with no clue. They will be looking at build budgets all day long so will be able to spot dodgy pricing a mile away. Dont tell them you are going to build for £1000m2 and do all the work yourself even though your only experience is watching repeats of Building The Dream on Dave.

This is the thread that will never end. You can't stand back and watch expecting a builder to build you a house at £1000m2.

Yeah but its a farm and is probably infested with bats and newts. He will burn through half his savings just mitigating for them.

There has been quite a significant jump in building prices since @JSHarris built his house not least because of the fall in the value of £ after the Brexit vote. You will need to work up from these prices not use them as a bare minimum.

Time to wake up and smell the coffee. Either you are a builder yourself or very skilled and motivated person who can do most the work including planning drawings and build something maybe for £1000m2 or you dont have a clue, pay someone to do everything for you and pay upwards from £2000m2. Most of us on here are somewhere in the middle region doing large chunks of work ourselves but also paying trades as and when. You don't seem willing to listen to the advice of a lot of very experienced self builders. Maybe self build isnt for you, it certainly isnt for everyone.

I would say not as I did earlier in this thread. Some people can build at 1000m2 but I suspect if you need to ask the question then you won't be one of them. 1500m2 minimum is where you should be budgeting and that is after all your fees and other costs, such as your housing for the duration of the build.

I think this one has been going round and round under several different forum headings. There comes a point when proffessional advice from a broker is required. 100k is not a big deposit for a new build. 200k is very low for a budget for a new build (especially when you were wanting to build a 270m2 house). Your income you have mentioned is on the low side for needing to borrow money to build a house.

Yes. I think you really need to firstly get some accurate costs for your build. I am sorry to be the one to break it to you but your not going to build a new house for 200k. Secondly speak to a broker about borrowing money. Any bank or broker is more than likely going to want to see a break down of costs.

My wife and I run our own small business. I have been through mortgage applications 4 times in the last 3 years and they always ask for company accounts for the last 3 years as well as personal accounts. I suspect with less than 1 years accounts you could be stuffed but you will need to ask. When we needed to borrow money for our new build I had to plan 2 years in advance to make the books and our income suitable for borrowing the amount of money required. You are only young and I suspect need to be patient. Get planning, Save, save and plan until you are ready to put a spade in the ground.

Are you sure you are going to build a house for 200k? If you tell that to any bank the chance of them lending you money is zero.

I expect not as you are unlikely to be able to borrow 5 times her salary. For a lot of self builders raising cash is one of the hardest parts of the build and seems to get pretty overlooked for such a fundamental part or the process. Sounds like you need broker. And also my original question, is 200k the total for a new build?

@Amateur bob no chance on getting any money without proving income expecially if you are self employed. You will need to show your last 3 years accounts and show that you can afford to afford to service the loan even with a rise in interest rates. Is that 200k total for the build? Dosnt sound much for building a house.

I get this forming on the timber cladding under the extract vent also. It is black mould.

@John CainHaving half your house knocked down will definately effect your building insurance. Have you contacted your insurer and also have site insurance, sorry if you covered this already but didn't see it. If you are still running on your old policy without telling them of building works I suspect it will be invalid. -

I suspect that as the bank have gone to the effort of finding out about your build they will have a standard procedure that they will want to work to. During our build quite a few people I know let it slip that they didn't tell their bank during major works on their house. It must happen all the time, but I have to say it is completely bonkers as there is so much risk if any major issues arise and also insurance during build. -

A self build mortgage is always at a much higher rate than normal mortgage. When I looked a few years ago none of the high st lenders would lend for self build or on land only, so the fact the plot is nearly all of the value might not help in a computer says no situation. If you changed lender do you not have an exit fee? -

It will be interesting to see how energy suppliers deal with supply of power for electric cars when they really take off as this will make turning on washing machines remotely pretty insignificant. I expect smart chargers that use power during peak production periods will become popular and help smooth out supply on the grid. A relative is on a board for a power company in NZ and even there they are taking the demand for power for electric cars very seriously as they know the infrastructure just won't be able to cope at the moment. -
Medical proffesionals don't have to be vat registered regardless of turnover as they don't charge vat on services. But I agree a turnover of 75 k could easily be more than a 45k income so not gig. Different for builders such as electricians that would normally be buying materials although some do seem to ask clients to buy materials to stay under vat threshold.

Mortgage to buy plot but want to amend the consented design

Have you managed to find a lender that will lend on the plot as well as the build? There was someone trying to do that a couple of weeks ago without success as there was not enough equity for the lender.
