  1. bit of a conundrum. when is a fence not a fence...would keep a solicitor in fancy cars for years.

  3. Be wary of power floated floor, it will not be as you expect. My recent slab was power floated and while most of it is reasonably flat the slab runs out of level across the 15m length with some 8mm high spots around utility pipes. I had it explained that the heavy slump required in cold weather can cause compacting issues when floated.

  6. best cost on firrings was £3300 which when including insulation was 2500 more than mechanically fixed tapered...which then required over boarding and fixings pushing that cost up. The bonded tapered tissue faced insulation with osb deck is still the most cost effective build up by several thousand pounds than going with firrings. In hindsight I should have gone to planning appeal for a lot of things including a pitched roof but with my health I just wanted to get on with the build before pegging it..and then covid fecked it all up.lol
  7. thats presuming i had a suitable east/west fence without shadowing and the roof slopes back towards North with restriction on roof height with no permitted development rights. Going the fence route... its a fence if anyone asks.

  9. When I started my project the PV did not cost out as so close to gas main and flat roof forced by planning...now the lecy and gas has gone up the sums add up a lot better for PV. Due to roof I was thinking of building 18m fence south facing with pv panels. Obviously I will loose efficiency in summer but gain in winter which is really when I need it most. Has anyone else used vertical panels? How was the output? How do the panels cope with wind?

  11. 20% net...I never said gross, and we are talking about a qoute on a minor residential works not a HS2 project. Asking for a list of materials proposed is not unreasonable with regard to ensuring you don't get an inferior product and it doesn't put on the contractor -he should know his products.

  13. We are not talking million plus jobs here...Small jobs dont take a days wages to qoute for by SME's. Most professional companies have software with material costs in datasets provided by suppliers to get latest prices from and set times on labour hours for specific jobs ie. SPONS for construction, smaller companies rely on experience from previous jobs and ringing suppliers for latest prices. One man bands are the ones getting Killed on qoutes as very time consuming for them...but they dont stick a grand on the price.
  14. Why steel...its sky high price at the moment. I just recently swapped steel to KERTO beams in build as steel was £1100 and 2 x 220 x 90 x 5350 Keto beams £150.
  15. FG35 primer or standard Cromar bitumen roof primer for priming osb and block work to take Alutrix/ Elodene VCL? FG35 is 5 x price...is it really necessary
  16. unfortunately I have severe heart failure and heavy work is out of the question...and at an age where all my friends are knackered as well.

When the cost of demolition, clearance, digging out and removal of 160m3, drainage inc twin pump sewage station, 90t hardcore, insulated foundation, 30m3 of concrete, power floated, then 3500blocks built to 3.15m wall height, roof joists and including labour at £14500 comes to £38000 then £34000 for the roof build up is hard to swallow.
  18. I asked for a breakdown of materials to identify the products used as well as identifying the labour cost. I understand larger businesses have labour costs, overheads etc, but you don't expect them to be greedy on the profit margins...20% was a good profit in the 80s/90s and even this was seen as high by other countries - and that is why British companies are bought up by foreign investors! Now they seem to have gone well beyond 20% which causes the self employed small businesses to follow. also you will find Guarantees/warranties come free to the larger installers backed from the manufacturers as long as they are registered suppliers/installers (which also gives them a lower cost purchase) ...they then have the cheek to try and sell further insurance backed warranties.
  19. have asked over a dozen for prices...a few have no real training when you interrogate there knowledge ( 2 suggested caberboard instead of osb ...'as it is not affected by rain'...feckless idiots!!), others admitted job too big or only do fibreglass. World has gone to shit with poor skills and overpricing..
  20. scaffold at my cost. I asked guy for breakdown of cost and material brands. he has just come back with 7000 for materials and 18000 labour...so 6 guys for a week at 3000 a pop or 12 guys at 1500 or 18 guys at 1000.....general self employed trade rates are about 1000/week around Leeds. so 18 guys should have the job done in a day... at 200/day per man is 3600 total labour....I have that warm feeling running down my back.
  21. Need to get flat roof installed on new build -160m2 with parapet to 3 sides and scaffolded. I will be supplying OSB Deck and bonded Tapered Insulation. Contractor supplying vcl, EPDM and necessary glues plus labour to lay deck, insulation, board top of parapets then lay EPDM. had a couple of prices which are above 25000 for there side of the job...if I include cost of insulation and osb that brings cost to over £34000.. Based in Leeds so not London rates...contractors materials possibly 5000? so 20,000 in labour which both contractors said straight forward job, no penetrations...4/5 days 3 man team. Is this general price now a days? or is there some leg pulling going on. How much are others paying?

  23. Anyone that can suggest a value for money bitumen vcl for warm roof. Alutrix has gone through the roof- no pun intended.

  25. New Flat roof with web joists at 600 centres- installing noggins with 'Z' plates between joists bottom chord to screw partition wall top plate to but can not get 600mm spacings to align with where the plasterboard edges need to fix as webs in the way. Anyone had similar issues and resolved it?
