  1. Just filling in VAT form...which plans do they require? planning or building control?
  2. Im not sure the council planning have written that condition correctly. Removal of PD rights is usually very specific as to which part of the Town and country planning GPDO to which it is referring. A appeal inspector would soon remove a condition that is in appropriate. Regarding the reduction of house value...it is what it is. If you want it then buy it but do not expect the seller to reduce it because of PD issue.

  4. I used 6mm sand coated basalt from Orlimex UK Limited. they supplied in 2.5m lengths then just cut them to length and install an o ring in the middle as a drip. They costed out at 22p each.

  6. So finally had as built epc done on Flat roofed 125M2 masonry bungalow. U-values roof .10, floor .10, walls .13, windows and doors average at .9. Airtightness 0.8ach. Gas Combi but its used 170Kw during 23days of november for heating at 18c with no one living in house. I thought I had done pretty well on a tight budget. EPC is B -85 what the !!! no suggested possible improvement apart from 2.5Kw solar. So EPC not really worth the paper when you consider my current 20year old barn conversion got b -81

  10. Fairly standard to add lime to portland...gives a strong mix with flex and better ability to breathe. same mix with sharp sand goes as hard as concrete after many years
  11. reclaiming vat on utility/plant room cupboards New build with separate utility room- can you reclaim vat if you fit kitchen cupboards to the room or does it have to be a framed cupboard with no internal panels and wall to wall?
  12. I would be more worried at diesel engines running 2000bar in injector rail..but there has been no issues over the last 15-20years.

Wife's uncle has a thousand year old barn which is nearly derelict..he managed to get permission to dismantle and rebuild as a residential with better foundations and the necessary internals for modern living, even though listed as historical...each stone had to be mapped by an expert and rebuilt in same position. It never took place due to cost and planning has lapsed.
  14. PD rights are generally removed where the site is contentious i.e. Greenbelt, conservation area and or where the councils are a**e holes. If they are not removed by condition on planning decision then they are still alive...Take it as a win, the PD rights are a great benefit to you.
  15. its designed for 3 phase but can be used on single with split live and identical to De Dietrich - as per diagrams, but they must be hardwired with 40amp min and 6mm cable. Do not share connection.
  16. the supply would be from the tank temp differential controller when it asks for heat, this would need to run through the salus boiler control and then to boiler...would the salus switchung allow the 240v?
  17. I have installed a salus kl08nsb controller but need to run a buffer temp differential controller to switch the boiler on via the salus boiler switch, can I use 240v through the salus boiler switching terminals? the salus instructions just show 0volt switching.
  18. Navien boilers? anyone any experience with them? looking at the installation manual and it supposedly has a High Mass Radiant setting with heating temp flow from 26c to 48 and return flow at 21 to 38, pretty much ideal for UFH
  19. What size buffer are you using? Was hoping to avoid buffer as difficult to size without having wasted heat.
