Self build council tax. backdated?

Afternoon all, I had my completion notice a few months ago and finally received a letter from the local council asking who lives in the house and when it was occupied. Well it's a little difficult to say when it was occupied and then it's when did it qualify.. After reading some tales on here I'm wondering as it isn't listed on the VOA website it won't be backdated? I don't really need another battle with the council. Any ideas?

Yes I believe you are going to be looking at 4.8%+ and if the BoE rate increases as expected then it will get even more expensive. Also make sure you check out the fees. I think most(/all?) are variable rate -
The doors I’m looking at have a 3mm trim on the sides, not sure how easy it would be to alter the doors to fit the frames. Although the thought refitting the linings isn’t fun either. Especially as it will all have to be redecorated. Damn but there isn’t going to be a non pain in the … way.

Morning all, I'm getting all new fire doors and I went to measure up the door frames and some are +/-5mm in width from the top to the bottom. I think a 5mm gap between the door and the frame is too large to look good? Also I'm pretty sure a bit gap isnt good for fire protection. I can order custom sized doors to the mm but the gap will still be 5mm + a little as the door has to open, I guess the only real option is to sand down frame argh! Not sure if I'm being too picky here?

the guidance also states "Note Please note that all invoices must be for goods that have been supplied to you. We may ask you to prove that you’ve paid for them" Sorry if I've missed your point -

But he wouldnt have charged you vat so you can't reclaim what hasnt been charged. If he paid for some materials in say screwfix and just had a till receipt which he gave you then maybe -

I have paid the net as I didn't want to hold it up. Electrician. The reason *I think* is because he paid vat on some material which obviously makes no difference as he can still reclaim. -
Not a lot really, I'd structure the contract differently and if I did it again it would only be once more!

Afternoon all, I've had a quote to connect to the sewer which includes one chamber and 7m of pipework, it will involve digging up a path and part of the road although as it's at the end of the road it wont require traffic lights etc. Quote came back and it's just over £8k! I'm stunned it's that expensive does it sound reasonable?

thanks all. think it is going to have to be a beefy forklift or a small telehandler. I hope they don't cancel the order as the bricks are about a third of the cost elsewhere. eek. pulling them up an incline will probably be too difficult, I'm guessing each pallet is probably over a tonne

Its flattened rubble its fine for a wheel barrow but something heavy with a small contact patch would be a nightmare. It's does go uphill a little too which could be an issue.

Happy Friday everyone! If I can get the delivery co to agree to a kerb side delivery how much of a pain in the bum will it be moving 3,600 bricks 15-20 meters? The delivery co didn't seem to happy to leave so many pallets on the path. The ground is fine so could use a wheel barrow but it's going to take a while I fear.

It does make you think persimmon have got the process nailed down. I'm in the south east and paid around £2,000 - £2,250 psm exl decorating, kitchen, and bathrooms. Little did I know that was actually great timing as it was agreed just before covid.

I have a very standard construction brick and mortar build and it came in under 3 without using any tricks or special measures. Surely it isnt that hard?
