? No way, that must have been a complete pain in the bum. Looking on the map I'm amazed they got PP, would never get that through here. A bit of snooping on google earth and it looks like they started in 2016. -

Thanks all and I'll have a look at that. Sadly I live away from the site and the contractor didn't notice or let me know about it, I can't work out if it is the architects plans which are wrong or it has been build incorrectly. I'd have thought someone would have said something as the room downstairs is identical (almost) but there is 15cm from window header to ceiling. -
Thanks all, they were drawn recessed and when you look at it you can measure from the window detail that its 100mm, I'm pretty annoyed I'd have accepted something like 70mm without being annoyed but its more like 40mm. I'm really annoyed about it but it seems I will have to go nuclear to get anything done about it so tempted to let it slide. Either way it is really annoying.

Thanks all, I really appreciate it. It's been such a rollercoaster, one minute you are very happy and super excited the next minute there are major issues. I think I'll be ok once it's done but boy is it hard work!

Hi all, It's never a smooth ride with this self build stuff is it, I've been to site today and there has been a bit of a cock up somewhere and now one window goes all most all the way to the ceiling. I'm trying to work out what went wrong as it was suppose to have 15cm between the window and the ceiling. However it is what it is and does anyone have any ideas on how I can make this look good? Hanging a curtain pole will be impossible, I wasn't specing blinds throughout either. ARGH! https://photos.app.goo.gl/iaqhVXfhmu6JDPiW8 It isn't possible to move the window head lower, it needs to be the level it is. Lifting the ceiling up I think will be very expensive, the first fix has been done and there is a room in the loft. Thanks all

Evening all, Feeling exhausted and fed up, this tricky (it isn't really that tricky just red tape) build seems to sour all professional relationships, my main contractor keeps getting stuff wrong and has questionable workman ship. I can't get excited about my build anyone I want it done and after the CIL period is done I'll look at selling and moving on. It has been such a pain in the bum and I haven't even really got what I wanted. Really annoying after all the money and hours I've put in and it has been so so so many hours. Think I'm going to cry in the corner for a few days.

Evening all, It was planned that the windows would be recessed about 100mm from the brick work, I turned up on site today and its 50mm at best. I raised this with them and he said it was not a good idea to have the windows so far recessed at this is optimal. I'm a bit pissed off as it is not what was agreed but is he right? The house is a brick/block new build with a cavity.

To give an idea the planned ridge height was 27ft 3in.

Ha great idea sadly not going to be possible No where does it explicitly say the ridge height. I am not familiar with how it works, do the planners always come out to inspect? I genuinely didn't notice so I don't think its that obvious.

Hi all, Would really appreciate some advice, I got a call today from my contractor to say there has been a cock up and the house has been built too tall, the roof is aprx 1.25ft too high. This only came to light after the roof was finished. So far no one else has said anything. I guess we have the following options Do nothing and hope no one notices Go talk to the planning dept Get the builder to redo it (they have offered to correct it free of charge but it will be very disruptive and we want to get in asap) What would you do?

Not a mansion but london prices It is quite full on designing the interior of a whole house and project managing the implementation. -
I'd take costings with a barrel of salt, so much depends on your location, the site, the ground, the finish you want etc

Hi all We are using a main contractor for our build, we are proposing a 5% retention which the contractor has accepted and they want this paid on completion. Is this normal? I thought there might be a longer retention period although I accept 5% is a lot to hold on to. Cheers

Thanks for the input. They said the ufh was separate from the raft foundations, I'll ask for the drawings but I agree maybe they don't fully understand? They said they had done it before.. I don't really have a SAP rating in mind, maybe I should? I was just confused as I've only seen the ufh pipes go into the foundations on the videos I've seen so wanted to question it. Definitely raft foundations.

i say builder they are the main contractor who are dealing with everything including the structural engineer etc

That is what I thought but the builder seems to think otherwise... I will have to ask him what he is thinking. I don't suppose anyone knows how much insulation is normally used under the raft?

Hi all, I've wanted ufh in my new build from the start and we are getting into the nitty gritty details now. I've spoken to the builder who says the ufh will be separate to the raft foundation, I was surprised by this as all the ones I've seen its incorporated into the foundations. I guess this might be the difference between insulated and not? It would be so great if someone could help fill in the blanks and maybe give the pros and cons to the different ways. Thanks again for all your help and input!

Warranty additional costs for H&S

I purchased a warranty through a major broker, got my first email today which told me I needed to pay £390 + VAT for H&S services CDM 2015! Well this is the first I have heard about it and I'm annoyed no one mentioned this before, when I asked for more information they haven't given me a reason why this is required. Is it standard? Have others paid this? Feel like I've been robbed. Would appreciate any input, cheers.
