If the roofing company are supplying the roof tiles and also fitting them, the whole contract should be VAT free - no VAT charged on the whole contract (project/job/task) .
Your project will be classed as a conversion in the eyes of HMRC. What that means to you is every contractor coming to site to do work for you should charge you the reduced rate of VAT which is 5% and any purchases you make will be at the usual 20%. Come the end of the build you can reclaim all your VAT, so that’s the 5% you have paid contractors plus the full 20% from the suppliers invoices making your build zero. This will apply to the whole project.
I can 100% assure you, documents with copy on them will be accepted. What they do not like are 1980’s photocopies or scanned copies of till receipts such as B&Q, Tiles r us, Wickes and so on.
