We've got log burning stove with a flue that goes through the ground floor ceiling and then behind a dwarf wall on 1st floor and then out of the roof. It's got a vent on the ground floor ceiling and if you stand under it it's like standing next to an open window! I presume it's there for a reason but it seems a bit ridiculous. Any ideas on what we can do?

Some people need the VAT reclaim to pay their bills. We are not in the middle of a pandemic, the government is paying people to go to restaurants and begging people to go back to work. You asked what they should have done and what they should have done is pay out 100% of the claim now and then claw it back later if there is discrepancy.

I don't think it's fair. We have to pay VAT instantly on everything we buy, we get fined for filing late tax returns and yet these VAT civil servants take months to do anything. Having to wait months for 30% of the claim isn't fair in my book. I think we are still owed about £10k which would be really handy at the moment. We submitted our claim on 30th March.

Ok, thanks. Last question... Do I just need one stack under the sink for kitchen sink and dishwasher or should they have their own stack?

Do I need to bother with a back entry gully at all on the house? There will be an inspection chamber not far away for rodding. I thought these days there's under sink traps to stop smells etc and obviously the toilet takes care of itself

I've never encountered having to put water connection on a deed plan for TP1... The Land Registry should go off the date used on the TP1 as the transfer date so as long as you have already completed, signed and dated the TP1 you should be fine regarding CGT pre planning. But as mentioned previously take professional advice...
-
What are the hold ups in getting it transferred? Has your Dad completed the transfer of ownership form TP1? https://www.gov.uk/government/publications/registered-titles-part-transfer-tp1 It's the date on the TP1 that matters not when the transfer is actually completed. So just sign the form now? Or get proper advice. CGT is payable regardless if it's a gift or for money but there will be a lot less CGT, possibly nothing, before PP.

It's Hardie plank. I'm pretty impressed with it

Is polished the same as honed? Ours are honed and we didn't do anything different regarding install. Maybe speak with your supplier if in doubt.

DIY-Kitchens - The Alternative View (And its FAR from positive)

I was strongly considering using DIY for my self build but having thought about it I'll probably end up going with Howdens. DIY kitchens look a bit more special IMO but the thought of waiting days or weeks for missing bits seals the deal for Howdens. My mum's self build that I managed had a Howdens and there were missing bits and scuffed bits but everything was replaced really quickly, within 24hrs, and if we were short of anything it was a 20 mins drive to buy it off the shelf. I think that is worth a lot. -
On my first build the plumber connected the kitchen sink and dishwasher wastes through to the outside wall and then had pipes going to a gully drain. I didn't know any better so just went with the flow but having pipes on the outside wall isn't attractive. On my next build I don't want to have this system so do I just put a drainage pipe through the block and beam floor under the kitchen sink and can a plumber then do something straightforward to connect the wastes to it without the need for a gully drain?

Just looking for some inspiration for choosing a roof tile that looks decent alongside black PV. I'm guessing most people go with a slate/slate effect tile? I'm wondering if it's worth trying to blend things in because the PV will still stand out. Would appreciate any pics of your roof with integrated black PV and name of tile . Thanks

It's a straight 100m line other than the last 10m which is a right angle. It's pretty level and I did use 32mm pipe.

Thanks for the replies. My only concern is the plot is 100m from the water mains so I'm not sure what the pressure will be like
-
Is your water pressure affected?

Is it possible to have a cylinder on the ground floor with bathrooms upstairs? Specifically the ecodan packaged cylinder. I can't seem to find much online. Upstairs space is a bit tight to house it. Thanks

Why would they want mega deep footings? I'm doing a slab for pretty much what you describe and BC are fine with it. -
The brickies are all still working round my way, they can't exactly work from home can they so they're allowed to carry on working. I think it's the big housebuilders who have called things off completely but smaller ones carrying on. Not sure about getting supplies though as all of the builders merchants are shut here.

That original quote seems super cheap. I paid £15k for 3500 blocks and 5500 bricks sub structure/super structure and that was the cheapest quote.

So I should just buy an IR thermometer?

Sorry if this has been asked before but the max recommended floor surface temp for LVT is 27c. But without being able to measure the surface floor temp what temp do you think I can realistically set the water to in the UFH pipes? I'm thinking the pipes take up a small percentage of the floor area plus there's 40+mm of screed so 27c water temp wont equal 27c floor surface temp. What are others doing? Does 40c water temp sound ok? Thanks
