To be fair we had a full day sorting the drainage in the neighbors garden Bolder clay so the 3 tone digger I borrowed wasn’t man enough to dig right down So my maté reluctantly leant me his almost new 5 tonner

You’ve forgotten spoil We had three grabs 250 plus vat and 20 tone of pipe bedding 700 Diesels and extra days for digger hire Also you need to use a semi dry curb mix

I’ve installed one for our neighbor and the material came to £5700 including vat Labour £2000

The problem with the Cil rules are They treat you like a developer assuming that you should know the rules before you set out You have a very small window to get your application in and agreed I’d been in the building industry and running my own business for over forty years and had never heard of a Cil Let alone be up to speed with all the rules Lucky for me our Architects advised me to make the application by email followed up with a phone call Otherwise we would have been in the same position as you

It’s no great shakes to use a cement board rather than PB Most of the ones I do are tiled or skimmed Your only talking Pennie’s to use a cement board Ive put an oak beam on ours Your not supposed to do that either Done after installation

Most installers flag plasterboard as combustible (Paper) I tend to use a cement board Skim or tile

I can send you some pictures These come as a kit But the stud wall Then add the door stud and board across the two Weve fitted some to block walls also and can be a pain to get right The last lot we did where arched around them which gave us some tolerance But these are skimmed to the end he So have to be perfect -

Your correct The patio cleaners are just a watered down version and often more expensive Sika brick cleaner is full strength 3-1 will clean most stains

I think you have to be sensible Drilling and banging during the day A big problem we have on sites is radios Three different radios and three different stations It also worth pointing out to your neighbors that if you can’t reach a happy medium Your two year build may take four years I worked on a new school in Skelmersdale and the local drug dealer would come round with a baseball bat Because we had woken him up (Night Worker) 😁 -

These are very difficult to enforce on a single build We had numerous complaints on our previous build I kept telling the enforcement officer that they are exaggerating little chance of them coming out No chance at weekends -
You want the opposite Cut the insulation 10 to small and tack a nail either side and foam up The reason being is that the joists are rarely square Use a circular saw to do your cuts and finish off with a handsaw This way you can keep your cutting square and it’s much faster
