I'll have to have a look at regs now. The only handles we like are almost triple the cost of the door knobs ? So if these are unsprung knobs they are relying on the latch then?

I know many people aren't a fan of door knobs v handles but we tend to prefer them, I just hope they go with our modern look. I think @Kev106 may have had the same ones we are looking at from Delamain Carlisle Brass so hopefully he can give an update on how he is finding them. When it says 'unsprung' what does this mean and is it likely to cause problems?

So sounds like a wireless camera system will be best like Blink or Arlo rather than a wired alarm I think thanks @NSS and @PeterW Out property is pretty secure. Unless one wants to swim from the towpath side of the canal to us, come by boat or drive over a canal bridge when there is only us and a farm which wouldn't go unnoticed (cameras from another property) the only alternative is to try and scale an old railway embankment and then the very steep drop to us full of bramble (definitely not for the faint hearted)! Just need to sort out cat5 cable so we can address the poor WiFi issues. I'll speak to the spark tomorrow.

I'll ask for details so I can check out what he is pricing for exactly. Dog is out, the wife is allergic though I may have convinced her to get some chickens, which aren't really going to be a deterrent! I Hmm, I'll look into video doorbells, any recommendations? I don't like the idea of a subscription service for Ring and information storing with Amazon.....

Our electrician is doing first fix and we need to decide if we want an alarm system/get some prices. The electrician has quoted £700 for a wired alarm which seems steep. We don't have a lot of crime (we weren't able to lock our door since moving in but did have an alarm which seemed to cause more issues than protection, though neighbours were good at getting in touch and keeping an eye on the place). We are currently more secure than we have ever been ironically! Eventually we will have electric gates and I'm just not sure if an alarm is worth the cost (not CCTV). And final question, building regs; The main doors for entering a dwelling (usually the front door) should have a door viewer unless other means exist to see callers, such as clear glass within the door or a window next to the doorset. The same doorset should also have a door chain or door limiter. So, in the absence of a door viewer, clear glass or window next to the doorset how do we meet building regs? Could we meet this by getting some sort of doorbell like Ring or similar (we have asked for wiring for a doorbell). Any recommendations?

Windows....which company did you choose and why?

We found Ideal Combi more expensive than Internorm (in part in think it was due to the sliding door 5.5m) and Internorms single pane opening windows were able to be larger than others. For the slight price difference in windows the spec was far better than Ideal Combi. They are due to install in just over a week - 12 weeks to the day from ordering, however when I called earlier in the week they had 5 installers waiting for Covid tests so ?they are negative. -

Yes but would it look odd as it wouldn't be directly over the hob as the worktop with the hob is only partly on the flat ceiling, the majority of it is on the pitched bit. I need to make a decision quickly as our electrician is doing first fix. The bl00dy kitchen extraction. Don't want any, never used it, building regs say we have to. The main issue is our hob area is smack bang in between the flat ceiling and pitched extension (you won't see the beam). See where I've drawn that blue line and the start of the red one. That's where the worktop with the hob in it will start so if we had a ceiling one fitted info the flat ceiling part it wouldn't quite be directly over the hob. Option 2 is to just get something like this which is more powerful which I know we have to have if it isn't above the hob and would meet building regs and just put it in the middle of the flat ceiling kitchen area. https://www.airflow.com/Product-Detail/pg_V/iCON-Range/72591701/iCON-60 Any suggestions?

Interesting the guy we had round yesterday said had we not purchased our flooring already (technically we could cancel it as it's fully refundable and hasn't been delivered) he could do Kardean Knight range at £29.99 fully fitted. At 2mm thick with a wear layer of 0.33mm it's not as good as the ones we have ordered which is thicker with a wear layer of 0.55 although accept the Kardean may be a better product than the Berry Alloc. -

I'm already trying to haggle the price down! Don't want a shoddy job though, but I'm sure this guy won't sh!t on his doorstep, he would stand to lose a lot of work from the pub and other businesses. Word gets around fast here everyone knows one another. The talk of the village seems to be our GRP roof. -

The first guy said he would normally do this but the flooring has been done exceptionally well 'the best I've ever seen'. He was literally walking around inspecting it, even asked him who had done it. +1 to the builder there then! -

That works out around £19 m2 then for fitting. We don't need screed as this has already been laid over our pipes by the builders and aside from some sanding should be ok according to the one guy who quoted. Had another guy quoted at £30m2 and he didn't seem half as good (not local). -

Not yet but the flooring company said they will include it and do it a few days beforehand. He was very good and moisture tested the floors etc and seemed to very much know his stuff. That quote doesn't look too bad @Wagas compared to what we have had. -

One guy been out today who has been highly recommended. We have around 175m2 and he is quoting £2700 pls VAT to fit which included stair trims (we have two stairs), any other trims, adhesive and 12 months warranty. He was impressed with the TG Cem Floor screed and said as long as the plasterer covers it up and it doesn't get contaminated it may only need light sanding which he will include in his price. We already have our flooring purchased which we got very cheaply (just shy of £2k) so fitting is more than the flooring. -

Yes, completely broke out the old slab on the existing because we wanted the same spec and insulated floor to match the new block and beam. It's difficult to say as it's incorporated into a full quote/breakdown with other work. It certainly wasn't cheap but it was important for us to get insulated floors. -

I'm going to eBay them next free listing. All of them have labels on them too. I think they must be before 1968 because of the London Airport name.
