So far new plumber has established there wasn't a black seal on the trap just ptf tape which not ideal as it had all come unwrapped and was all inside trap but then found new seal on his van, still hasn't solved issue and ran taps and still a drip from trap so he has gone to get a new trap. Also running from black seal.

My worry is that's exactly what the plumber did last time to 'fix' it. A local guy has kindly offered to pop in to take a look FOC on his way home, someone who actually sorted out the 70s shower and toilet when we moved in to get it working whose details I lost and did a temporary fix for us who I wish we would have used for the whole house instead of going with this guy instead!

Ok so when we observed dripping it was coming from the waste pipe, the white one. The bathroom sink hasn't been used since last night and when we got up this morning there was water all over the floor and on the base of the cabinet inside which was dripping from the white waste pipe bit. Since we turned each of these silver things off the water isn't dripping as much but we still have water going into the bowl. It may have been leaking a while as we had 6 toilet rolls on the cabinet which have obviously been absorbing the water. You can see the water here. I'm not sure why the water has marks on the wall below the cabinet unless water has been trickling down the cabinet inside but our ensuite sink is the other side of that wall. Not sure you can see from the photos. Plumber coming out 3pm - not the same one who did the work who is on holiday! The drawer has a gap in it for the pipe so in theory shouldn't need to be fitted wonky unless he didn't fit the cabinet straight.

Yes it was. It was dripping from there into the bowl before we managed to get the drawer out and isolate the tap.

Yep that's one thing we commented on when we took the drawer out. Not sure that explains the pressure issue.

Cloaks bathroom vanity. Water all over floor and inside cabinet. Managed to isolate tap now and it's stopped. It seems to be coming from here and we noticed the white ring was loose, as in you could tighten it as it was loose. This is the same leak we had a while ago and the plumber fixed it then and I believe the trap was loose. It may be a coincidence but last night when I used this tap the pressure was very low, almost to a dribble which I thought nothing of as it did a bit of a splutter and then normal flow resumed. Our plumber is off for two weeks and said 'do what you need to do to sort it' so having isolated everything I'm now looking at more reliable plumbers. I'm not sure what the pressure issue would be though and if this is linked...

Thank you, I may have to try them. I'm growing blue poppies from seed and they are a few cm high. I'm surprised as they didn't seem to be doing anything at all, unless they are actually weeds I'm nurturing. -

I do tend to check the app most days after the electricity app issues with Octopus - call me obsessive! I did notice a smell on Monday (I'm quite deaf but my sense of smell is amazing) but the wife told me there was no smell. I love being right ? How the two guys could eat biccies and drink tea whilst inspecting inside is beyond me. I was dry heaving with a mask on! -

Sorted, it was a stone obviously stuck, lucky the pump didn't burn out but explains the heat when we opened the cover. The covers will be finally be sorted and fixed down this week which will hopefully prevent any issues of bricks falling in. -

We didn't hold it for long as it was heavy but it was running and the water wasn't going down! We also noticed when we lifted the lid it was really hot to touch -

Let me have a look, some lids are fastened down. With the strange hours the spike is I think it must be something in this area. It may be a coincidence but in the past couple do days we have noticed a real smell in this area too. -

Something odd happened. When we turned off the treatment plant/pump circuit it was 700-800w pretty consistently for an hour. The minute we turned it on it's been at 400-500w consistently for almost an hour. Going to try working through the other circuits. -

No immersion kicked in it's off. Yes our PV is working albeit it is minimal as the sky is dark, grey and cloudy - summer has ended! @ProDave I've got this and have plugged it in. We have turned of the sewage treatment plant for the next hour so will start with this. -

Yes you're right @ProDave. We don't get the app readings until 24 hours later so it would involve me taking a manual reading of the meter every hour when testing the appliances and hoping the solar didn't kick in the meantime. -
Something really odd has happened. We have been using between 3.5 and 5 units a day electricity over the past couple for months. The ASHP is off as the solar is doing our hot water and we don't need heating. On Monday we noticed the meter readings had shot up to 19 units in a day. From the app it seems this spike started on Sunday (see below) at 9:30pm and it jumped to 0.46 when it has been 0.12, 0.15, 0.08 previously. The pic below is midnight onwards when the usage remained static all through the period when we were asleep. I initially thought it was Octopus app playing up again but I took a manual reading yesterday morning and again this morning and we have used 21 units again. Yesterday for the first time I had our ASHP on for hot water as the solar did little and I know it's not the heat pump as it used only 4 units for the hot water so it has to be something else as we would find it pretty impossible to use 17 units of electricity with just the two of us. We have nothing on standby, the heating is still programmed off. How do I find out what's causing the issue? If we continue to use this amount for leccy with no heating on yet I dread to think of the situation come winter with heating! The only things that are on during the hours of the night are our fridge and freezer and sewage treatment plant off the top of my head and the Quooker. We haven't changed anything on Sunday night. Help,!

It's Roper Rhodes Hampton Moccha. The vanity unit has a solid granite top. The single unit doesn't. Both purchased separate from Facebook marketplace individual people - new but never installed. The whole furniture range and granite worktop including RR toilet, sink and taps was less than £800 significantly less than Roper Rhodes (and we sold the taps and got some Hudson Reed ones).
