thanks I just want to keep an eye on it not for evidence. If I saw anything untoward I could ring police I am half an hours drive away. I will do the CCTV search as you suggest and If you have any suggestions on the packages I would be grateful. Im not very clued up on this sort if thing, I looked on Amazon and got totally confused! L

Hi can anyone make a suggestion for a cctv camera on site to keep an eye on things once our frame is up. we dont have neighbours that can see us so we are vulnerable. We are concerned because our frame is going up next week and despite us placing our window order and paying thedeposit back in March the window company didnt get it off to Internorm It was only discovered a few weeks ago when they were trying to work out what the big chunk of money in their bank was all about, branch manager had been fired a few weeks before and we are not the only customers affected but I think the only new build. Windows not scheduled now until end August. MBC want to get on with frame next week and so we will have approx 6 weeks with frame and no windows. We can make weathertight with plastic and carry on with internal work and cladding but we will have a vulnerable insecure building and we have a public bridleway along our boundary so hardly secure with just heras fencing for site safety. I have power on site so can run mains to a temp camera if needed. I though either battery or mains camera with sim so I can view remotely from my phone. All suggestions gratefully received. Oh no never again Nick........we said that 30 years ago with the last one too but we were young and foolish then now we are old and have not learned the lessons but at least life isnt boring. Who needs a pension fund anyway!

Thank you all. My feeling was it was a try on. Tiles are going straight onto mbc slab with uf heat in slab. we are tidying up a few liitle spots and it will be presented to them perfectly flat and buffed ready for adhesive. Its a single storey fairly open plan building with the same tile right through except in bathrroms .........and they are not included in the 180 @ £50 price bathrooms quoted separately per room to include full bathroom install apparently. These people who quoted were from the list I got from the Porcelanosa showroom in Solihull where I bought my tiles. Maybe its because a girl asked for the price perhaps I should get a man to ask probably would be cheaper quote! Liz

Hello all Can anyone give me any idea for floor tiling labour only. I have 180sqm of 600x600 porcelain tiles to go down and have had scary quote of £50 a metre labour only to lay. Many thanks Liz sorry forgot to say Im near Stratford upon Avon

Hi I am just getting to cladding. Love Russwood and the Sioo but too expensive. Dont like the Vincent timber gris finish. I wanted WRC from Russwood with Sioo but am now looking at Siberian Larch from Vastern, they dont offer any treatments before delivery but will sell you Osmo.....what was the preserver/oil combo you used and did it work out OK? Any help on this topic gratefully received, I dont want the patchy au naturel look! Mnay thanks Liz

We chose MBC after looking at a number of options including Fleming, Sylva and Beattie Passive. MBC won by a whisker from Beattie and really that was because they do the foundations too. Beattie were a great company too. We visited MBC and Beattie completed projects and talked to owners. We have a complicated curving roof and essentially have to build another roof on top of the flat deck mbc roof. Tricia and Joe and all the MBC team have been absolutely brilliant all the way along. We have felt like people and not like a number and nothing has been too much trouble for them. Our foundations were started this week but the weather has been so atrocious we are running a bit behind. Liz

Just waking this topic up. I would really appreciate any approx sq m prices for doing a driveway in tegulas. I wanted a resin bound drive but think that will be beyond my pocket at circa £ 70sqm so looking for some cheaper options.......suggestions other than tegulas welcome too. I am in the Midlands. Thank you. Liz

Hi all I hope I am in the right place for this question. If not please tell me which section I should post in. We are having an MBC timber frame and we are part cladding part rendering. Mainly the cedar cladding will on the east and west elevations, the render on north and south. There will be a clearance gap between where the cladding ends and the ground. We have been told we should us a metal mesh here to stop rodents (eeek!). We were thinking of using a brick slip to face this gap and cover the mesh but MBC think it will be a bit heavy. What do other use to face the gap? I have seen pictures of houses with grey coloured 'gaps' to match the window frames and it looks nice. Any ideas on possible materials and methods to deal with this gap issue. Thank you in advance. Liz

I am in the fortunate position that other half is a solicitor and a specialist planning lawyer and he deals with plots and developers all the time. I do think some of the expectations as to what a solicitor will do are a little wide of the mark. Boundaries for example, plot or house purchase a solicitor will always ask you to confirm the plan. If you want them to go out and walk your boundaries with you then that is not usual its a special request situation and would obviously cost. All Solicitors do use specialist search companies the days of being able to do a 'personal search' by turning up at the local council office are long gone. Searches take many forms, land registry search to show title, boundaries, covenants etc, local searches which covers the planning, the info about the local area etc then there are things such as drainage, mining and other searches. You will surely have knowledge of your plot and tell the lawyer if you think there are particular areas of concern that you would like investigated over and above the norm. I think people sometimes cut costs and make the mistake of using a 'conveyancer' who is someone who mainly deals with house purchase and sale rather than a solicitor who specialises with sale and purchase of 'land'. Would you employ the hygienist at the dentist to take your tooth out.....horses for courses find someone experienced in land and plot purchase not a standard high st conveyancer. It will cost more, it is a different job and requires different skills than the standard house purchase.

Yes very realistic when lit. I dont know how they look when cold though. Dimplex also do another fire lcd with a realistic crackle spark and flame effect, cant remember the model sorry as I decided against it, they have one of those lcd on display at the Swindon build centre. If you can get to see an optimyst working I think you will be impressed. I found a small size optymist on line for £400ish

I have had bio ethanol. Won't bother again. I am going for the optmyst saw it in our local porcelanosa showroom was fantastically realistic I was amazed to find it was electric and ran on water. I gives out no heat so a simple suround construction to your own design is all that is needed no heatproofing and it can be as cheap and lightweight as you want to make it. I am sold on it and am having at least one in the new place.

I would think you need a solicitor on board not only for option etc as others have said but to see if there are any restrictive covenants that affect the land. Planning permission only gives you permission to construct a building within the guildlines granted - if the land has a restrictive covenant excluding or limiting building on the land then no matter what PP you have you cannot build until that is resolved. In 90% of cases it is possible to buy out of or otherwise negate the covenant but it is not a certainty some can and do remain in force and prevent building irrespective of land ownership and planning permission. Talk to the lawyer at an early stage.
