septic tank position and soak away's

Can anyone advise on the position regarding not having enough room to place your waste water treatment plant 7 meters away from the house, or the soakaway for that matter. we cannot place these items further away than about 5 meters from the building. Do we get our building control man to tell us where to put them,or do we have to tell them and then they slap our hands and say "don't be silly... daft person"!! It's begining to get my daughter down because no one seems to know what the right answer is...cheers everyone.

It wasn’t convenient to site ours 7 mtrs from the house 

We are about 5 BC didn’t have a problem with that 

We are on clay so we simply tapped into an old surface water drain 

Perhaps worth getting him down for a chat 

Our origenal plan was for a soak away But heaven clay put pay to that 

Somtimes your options are limited 

But there is always a solution

In Scotland it's only 5 metres.

 

But building control do seem to have some flexibility, i.e a near neighbour managed to site his treatment plant only about 3 metres from the burn, when BR's say it should be 10 metres.

 

Worst case scenario no acceptable drainage = no house.  The issuing of our building warrant was delayed several weeks because BC would not accept our drainage proposals. It was only solved when SEPA gave us a permit to discharge to the burn, which removed the need for a soakaway.  Is there any watercourse near you?  It's a lot easier in England to get a discharge permit than it is in Scotland.

As far as distance from the house it’s down to the BC officer, as far as discharge it’s down to the environment agency. With ours we are also on heavy clay and wanted to discharge to a ditch that was wet/running only 9 months of the year using a rumble drain. I found the environment agency very helpful and helped us with our permission to discharge.

But you still need to agree with discharge arrangements.
