Window shape change post planning approval

OK, so we don't yet have approval, in fact I just found out that current appeal lead time is 28 weeks, but lets skip that joke!

 

We have a plan where the GF window at the rear of the front to back entrance hall is effectively three vertical panes.

If we were to change our minds about that and want to opt for a single wide landscape window, how much hassle 

would that be after planning approval? Given that the window would be no wider than the current three planned

and have about half the glass surface area.

 

Any knowledge appreciated...

Yes, we changed our window positioning about a bit with a non-material amendment; even added rooflights with a NMA and it went through quite quickly. But that's assuming you have planning consent. You mentioned an appeal. Do this mean your planning application was rejected? If so, on what grounds?

 

Can you make the window amendment as part of the appeal?

 

Alternatively can you re-submit your planning application as a fresh new application with this smaller window, rather than an appeal? The council don't charge an application fee for this and they have to reply within 8 weeks which is a lot shorter than a 28 week appeal. We got planning permission and then threw it into the wind and applied all over again for a totally different style house, and this planning application fee was free, provided we applied within 12 months of the planning decision, which we did. If so, rather than appeal, might a re-submission be a viable option?

NMA. That’s a new one on me, but handy to know. 

 

Ours is is a bit of a saga... put in full application, then withdrew after planning comment in favour of PD as a first step. PD now under appeal, but having discovered the lead time is now another 20 weeks away possibly, we may put our original plan back in but there’s a window I was thinking of changing, but am of two minds. So was just wondering about post approval mods which you have now answered. Think I’ll change the plans before resubmitting anyway.

While we're on the subject, what's the scope of a non-material amendment? Is the idea that it should be any amendment that wouldn't have made a (material) difference to the decision on the original planning application?

Non material is a change that does not alter the footprint or elevational outline and does not increase overlooking or alter the visual impact, so window and door sizes and locations are typical for this.

 

Other changes - like change roof pitch a bit, move external walls a small amount but leaving the scheme fairly much as per the approved scheme can be dealt with as a minor amendment.  Bigger changes need a fresh planning application.
