After some health changes in my life that meant I had to stop working for a while my husband and I are in the process of applying for planning permission to develop a piece of land that we purchased over 15 years ago. My husband is from a construction industry background and we have small builders in the family but I really want to learn and be involved if we get planning permission. The ideal plan is to be allowed to build 4 or 5 homes on the site. Initially any advice on how I can learn would be appreciated. 1

For a start i would take a look at your local councils website, and try and find similar applications for small, but multipal house developments. Find out from there who they used, for the plans and design and access statement Contact them to have a chat about the possibility of getting planning permission.

I guess there are Community Infrastructure Levy (CIL) issues that you should look at with great care before you break ground!!!!

If you build all five You will then become a developer and loose the cil exemption and also your vat claim As Mike as already pointed out We have two plots Developing them both together would in my case have cost us 105k and a 40% tax liability We chose to complete the first plot and reel the self builder concessions As we had done three year’s previously Good luck
LnP Posted 14 hours ago Posted 14 hours ago You won't qualify for either of the Biodiversity Net Gain exemptions - de minimis or self build. You'll have to plan how you'll comply, either by buying credits or setting aside part of the development with the required types of habitat to give you the points you need.
