LucasNewMalden Posted June 30 Posted June 30 Hi everyone Question about terrace houses boundaries. My new neighbour bought house without seeing it because house was cheap and she flips houses. We have part wall agreement (April 2025). She began doing extension and complaint to me that my extension wall is build not astraid/middle on boundary. That my wall projects 7cm to her land (3 inches). I explained her that this wall was build in 1978 by previous owners. Then house belonged to old lady between 1978-2015 and then I bought it and only made this wall taller and longer approx 1m and we got consent from previous neighbour, party wall and planing permission and completion certificate. Does she have a reason and genuine stand to sue me? Am I at risk of demolishing it? - been happily using my extension for 9 years. Important: although she complained to me she also kept installing steel into party wall and erecting her walls and roofs, she builds very fast and raises wall problem only if I complain to her for breaching party wall eg. Working outside of hours etc - photo below
ProDave Posted June 30 Posted June 30 Surely if it is a party wall, the centre of the wall will be the party line, which is what it looks like from where you have drawn your red line?

Alan Ambrose Posted July 1 Posted July 1 (edited) She’s taking the mickey, fairly obviously to try and stop you complaining about out of hours working. The boundaries held at the land registry are only approximate unless a special filing has been done. Edited July 1 by Alan Ambrose
