Good morning, 

 

I was hoping to get some advice on the feasibility of making an existing dormer slightly longer in order to square off a room.

This is a front (street) facing dormer. At the moment, the room has quite a steep eaves in about a quarter of the room.

 

There was work done on the flat a few years ago, rooflights were added, a dormer at the back was enlarged and a balcony was installed, etc... 

As you can see in the picture, the dormer has a window and next to it is slanted roof which creates very angled eves in the bedroom. The work would be to extend the dormer slightly to make the room of equal height. 

 

That little extra bit of slanted roof is roughly 1 - 1.5m in length. 

 

I'd really appreciate any thoughts anyone might have on this? Thanks a lot !

First question would be roughly where are you, are you in a conservation area or similar? The drawings mention "conservation style roof light" which (together with the appearance of the building) suggests you might be in an area with sensitivities around planning permission.

 

My hunch would be that if they did work not that long ago and only expanded the rear dormer, that could well be because they knew they wouldn't get permission to extend on the side facing the street...

….unless you do something a bit special……

That would be a lot of work and cost for what I see as minimal gain. Remember the newly extended part would have to comply with the current thermal regulations. That may well impact internal and external wall and roof lines not lining through with the existing dormer.

Filling in to one side would also spoil the symmetry of the roof, so I'd avoid it even if you could get permission. Leave it alone and enjoy the space as it is.

That would be a huge amount of hassle for very little gain. And assuming this is facing the street, you'll likely not planning permission as it'll look all wrong.
