Does anyone have any figures as to what I will need to pay out. Looking to borrow 250k. Land is purchased outright and I just need funds for the actual build.

I would recommend going direct to be honest, I probably should have done but i'd asked them a fair few questions and their support had given me the confidence to go ahead so I felt bound in the end, but apart from saving me the time of searching the market of obscure building societies offering self build I don't think they have saved me any time on the application or got me anything I couldn't have got myself. Then from the mortgage provider application fee was £1350. Then the conveyancing will be about £1000 - yep, you have to do that again. If you bought in the last 6 months you may be able to re-use searches, if not you pay again. Just in case someone has built a coal mine in the interim. I imagine your costs will be lower as you are borrowing half me, but probably not massively so. 1

Subject to your Solicitors confirming which of the following will carry out Building Control: a) Local Authority b) Approved Inspector (full details required) The use of Approved Inspectors to carry out Building Control is allowed subject to them being registered as approved on the GOV.UK site We will be using Protek for our structural warranty provider, but I don't understand the question. I thought Building Control was always carried out by the LABC team and the inspections carried out by Protek are completely separate and solely to satisfy the warranty provider?

Before I retired I worked for about 12 years as an Architectural Technologist in Wiltshire. All pretty small scale apart from a couple of bigger jobs and never a new-build. Always had a good relationship with the BC department at Wiltshire and had one particular officer that looked at my jobs. Now retired and doing a self-build in Dorset we were definitely going to use council BC. However, one conversation with the BC officer that dealt with our area really switched us off that idea. This was before we even had planning but I just wanted to touch base with them and ask a particular question. Well she was a tad difficult to deal with, did not stop talking for about half an hour and was very vocal in her views as to how things are done (which could be said is NOT their purpose - they are there to inspect not guide). We got a really bad feeling about this person and this was reinforced by other peoples stories of using council BC. So in the end we have gone with Spire, have had one meeting so far with him and seemed to really get on with him and he seemed to understand what we are trying to achieve. So the answer to your question I suppose is - it depends! Maybe try and get some views from others in your area about what they have done. Some would say that private BC tend to "phone it in" rather than visit so much, I don't know whether this is the case or not. Some people seem to be opposed to Council BC others opposed to private BC. YMMV and a bit of research will help a lot here. 1

Thanks I think I'll investigate private inspectors as probably easier going than labc

Our structural warranty is with Protek and it's costing us nearly 4k, but I assumed the inspections carried out for warranty are different to those carried out by LABC?
