We need 100% finance for the build, we have 20k of our own, but this is going to get swallowed up on the following items - Nitrate mitigation credit purchase ~ £7.5k (typed with gritted teeth) - Static home purchase (we ideally want to get out of our 1600k/month rental asap and get living on site) - budget 7-9k - Treatment plant purchase and associated drainage field installation (doing this myself) - Electricity connection (3 phase) ~ 3k - Ideally, technical drawings too for building control ~ 2k - Self-Build site insurance There are a few conditions (Radon gas survey ...) but none of them require expensive consultants. So once all of that is done and we are living on site. The build plan is one of two options. To get a quote to provide a shell to plate height (labour and materials) OR I will do the footings myself and then use a brickie on day rate to build the shell to plate. All depends just how much of a difference there is between the two options. I have rambled on, but I think I was asking that to get financing sorted, I require a few things to be done up front? I have received my estimators online quote and it's coming in at £267k. I can shave this down further, as I am going to be doing a lot of the plumbing, first fix and second fix carpentry myself (hence why I want to live on site). But it's the financing / warranty side that I am not sure about. Thanks
BotusBuild Posted 22 hours ago Posted 22 hours ago Sounds like you will need a self build mortgage. These release funds in stages (defined by the lender). As you complete one stage funds are released for the next (I think its that way round). So, find out what mortgage you can get and what the stages are that they will release the funds, then get your quotes lined up to be staged as per the mortgage lenders definitions. Don't forget contingency of minimum 20% when you go seeking your mortgage. Wishing you the best of luck in the build 1

Start on any planning conditions that say "Before work starts in site..." or similar. Apply for temporary electric and water connections or whatever you need for the van and site. These can take time. 2

I haven't had to do one for a few years. I went through Buoldstore. I wasn't happy having to pay a broker, but may of the lenders seemed to only want to talk to a broker (not direct to retail customers) at the time. The mortgage will need you to have a warranty most likely. That has to be purchased before you start, so will be another up front cost. You mention drawings for Building Control approve, you'll also need to appoint a Building Control inspector (more costs!). The warranty may offer to package in building control. (The warranty company will send out inspectors at various points, the one inspector can do both the warranty and building control if suitably qualified.) As others have said: - get your utility applications in - discharge your planning conditions - do your CIL forms - if your site doesn't have an official address, get that sorted so that deliveries can find you 1
