I was going to do it last year ; decided I’d do it later - then summer ended ….

Difficult to isolate leak when it rains I.e impossible

The is such a thing as leaks which , although actually a leak  - isn't leaking visibly. In other words a leak which  is not-a-leak?

 

So the word you are looking for @Pocster is  -  yet

Yes “yet” is the word for sure . But evidence suggests I’m in the right area . My faith is low but my confidence is high . Supposedly rain tomorrow

First proper rain for weeks . Still a slight leak .

So will bitumen paint a wider area of that corner outside

Yeah I could just blast a sq metre of the lane with it . But I really want to know the exact area . It was a fair bit of rain , some heavy , so a good test .

Talking to our architect about  leaks - he mentioned one he was working on for a client - who has spent a lot of money and months searching and can't find the source. It happens to be my gym. It has had a leak for two years now; it still drips (gently) next to one piece of equipment I always use.

They've had several contracting companies look at the issue - crawling up in the roof space, window seals renewed. It takes roughly  one whole day from rainfall to one drip appearing in the bucket. And continues to drip for a while after the rain stopped. 

 

I used to think it was only boats that leaked in a really annoying way - right over my bunk bed. Not anyone else's bunk. Mine.

My roof leaks once a year. A tiny 'weep' .

 

Now I know better . You are in good company lad.....

Strangely enough my gym has constant leaks . Metal flat roof , very large . Been like that since I joined many years ago . They’ve had various contractors in over that time . But once you go up that flight of stairs on a rainy day you are nearly always greeted my the strategically placed buckets .

So bitumen’d along this bit . Did clear off the loose soil . But as I painted it on I created a depression as it pulled the loose stuff up . Will paint again later today . Tomorrow will stick a bit of cement in that depression though .

 

Also bought a larger tin - ready to paint the entire width of the lane if need be .

Won’t bother with anymore water tests as it’s incredibly difficult too make it leak but Mr. Rain seems very good at its job .

Been away a few days . Whilst no obvious water on the floor - still leaks as damp. Must have been plenty of rain as second water butt which was empty is now full .

The quest continues…

One day human kind will create technological magic that will enable us to trace leaks properly.

 

We can put a man in the moon, explore the deepest oceans.... but leak detection still involves trial & error and lot's of poking around and hoping for the best!!!!

Even though it still leaks I decided to put back the block pavers .

 

Firstly they won’t fit I poured the concrete to high - not exactly thrilled about angle grinding them in half - any suggestions?

 

Secondly clearing crap out the way I still have mot type chippings and loose ground potentially where water could get in …

 

What to do ? . Remove another row of pavers ? ; concrete it ? - then fill with nice chippings ??

No idea of course if this is the place of water ingress .

 

Dig up rest of lane edge and bitumen paint ?

At 3am I had a new plan enter my head .

Got 2 300litre water butts out the front .

Connect a hose to one and attenuate the flow so it gently empties into that concrete section above the paving . But dead slow so doesn’t overspill to the left nor right ( the lane ) . This can continue over a period of time until all 300litres has emptied . A slow but consistent test

What about waiting for the hottest, longest dry spell possible.... And pour several litres (and several litres more...) of clear water sealant/weather proofing type stuff over the entire suspect area. Absolutely drown it in the stuff, in the hope it trickles through all the tiny joints and soaks in.... Then sets?! Preventing water soaking through.

 

Nothing to lose, other then a £50 note!

 

 

Ps... 3am was me wondering if we've over spent on a dining table, but (expletive deleted) me it's nice to have normal people problems vs wondering if the main sewer is deep enough to avoid the need for a pumping station, or the sleepiness nights over £40k of windows which weren't per our design....
