Temp Posted March 17 Posted March 17 https://www.yahoo.com/news/house-had-perfect-energy-rating-130000797.html My house had the perfect energy rating – until I got a heat pump Homeowner’s prized 100pc score is slashed by ‘tick-box’ assessment Not sure what happened, did the points system change between him building it and changing to a heat pump?
ProDave Posted March 17 Posted March 17 It is what has been reported before. When he rebuilt his house he probably got a proper SAP assesment and got a good score. Then when he got the heat pump, someone did a tick box RDSAP completely ignoring any documentation given to him, and making a guess at what he thought was the construction of the building. It angers me that this happens. We have a house now with EPC A94 and the good rating is borne out by the cheap bills. But that is valid for 10 years from when it is issued. I fear, if we need to sell the house and that 10 years has expired, we will be forced to get a new EPC and if the system still uses the ridiculous tick box / guess system and ignores the proper data, then we might no longer be an A. As he says the system is broken, well and truly broken. 3

We built an office block 15 years ago with ashp and got a D, because the program at the time marked us down for using electricity. The very same building, assessed last year got a B because ashps are now 'a good thing'. Very slow learners at BRE but they got there. So do ask them to look for any input errors. It can be ticking the wrong box.
nod Posted March 18 Posted March 18 The whole sap system needs to be scrapped and replaced with something more reliable I was surprised that motorized ventilation had a negative effect on the sap score

I've met the people who create these programmes. They didn't understand the real world and their role was to create the system and earn fees....ditto air tests which only they could do for a few years. Mh business rented the breaam programme for a while and we played with it. Lots of anomalies but they wouldn't change them.

I pointed out that it’s a minuscule amount of electricity to run the thing He said Less to open a window Then put the air test target at 9 Which shows planners don’t bother to read the SAP reports
