Area: 257 sqm. Plot approx. 450sqm. Price:£1,950,000 Plot Price: £350,000 Build Cost: £700,000 Via Mad About the House and The Modern House. Sales Description excerpt (Credit: The Modern House): Quote The house is located in the South Downs National Park beneath the chalk face of Cliffe Hill that rises up dramatically behind. The design is perfectly orientated to capture the expansive views up and down the peaceful river and across a low-lying meadow on the other side. A simple palette of materials emphasises the building’s form and reflects the qualities of the site and its surrounding environment. The continuous Cor-Ten skin that covers the roof and upper floor, is an appropriate reference to the site’s light-industrial past and echoes the soft red-clay brickwork of Lewes’ attractive local vernacular. Ferdinand Posted July 9, 2017 Author Posted July 9, 2017 Just in case anyone is wondering, I am relying on the terms in the Copyright, Designs and Patents Act 1988 which allows reproduction of copyright material for Criticism and Review. Quote Criticism, review and reporting current events Fair dealing for criticism, review or quotation is allowed for any type of copyright work. Fallingditch Posted July 9, 2017 Posted July 9, 2017 When they quote '257 sq m' - is there an agreed method for calculating this? One which all estate agents use?

It's generally taken as being the total floor area (all floors) inside the external walls; the area taken up by internal walls isn't usually deducted, AFAIK, so this figure slightly over-estimates the usable area of the house.
Ferdinand Posted July 9, 2017 Author Posted July 9, 2017 That number was off the floor plan. It is Gross Internal Area, but to a few percent it probably does not matter.
Gone West Posted July 9, 2017 Posted July 9, 2017 I would be worried about the vertical chalk face so close to the house. There have been several collapses of the chalk cliffs in that area recently.
