Katie_
Hi all We're at the very beginning of our self build project and wondered if anyone has a budget spreadsheet template they'd be willing to share with me (remove figures if preferred)? Ideally I'm looking to track quotes, spend, materials, specialists, trades etc and also use it for the VAT side of things. I've found a few older posts on here asking the same but the people I reached out to haven't replied, probably because they're now finished and no longer use this forum! I've also looked online but everything is very US based so not ideal. Thanks so much!
nod
We came in at £815 m2 on our last (5 years ago) This time we had planed to come in around £1000 m2 That has gone out of the window with rising costs Im just slating in at the moment I’d say we are about 20% over I’ll hold back posting a spreadsheet till we are watertight with the render completed (Pre plaster) The problem you will find is A spreadsheet that has been compiled over the last 18 months May be well out of date by now Beware of companies hiking prices up for no other reason than to increase there own profits
Bonner
I got ‘estimates on line’ to do a costing off my plans. They send a detailed breakdown on a spreadsheet which I then used to budget and track actual costs. As @nodsays prices are all over place, most rising but signs of some falling depending on local market conditions.

I agree The problem we are having now that we didn’t have before Is the quote differentials We recently spent £1800 on lead A commodity that has been relatively unedited Some quotes came in at 25% more Steel We had a quote for £2500 and more than double that We haven’t had this before As Bonner says Some prices have fallen and falling Particularly timber
LA3222
As @Bonnersays, send your plans to estimaters online and get them to break it all down/cost for you. You then have downloadable excel versions that you can tweak to your hearts content. What they produce is by no means perfect but it gives you a very useful starting point to adjust from.

Just remember the online quotes don’t take into account any discounts
ToughButterCup
Here's a link to a good few spreadsheets for you to peruse. We're at the end of our build: the most important thing for us was to make the time to update the spreadsheet regularly: it almost doesn't matter which sheet you start with - you can adapt it to your needs as you go. But tiredness got in the way..... I wish I'd thought to create a spreadsheet that could be easily updated on my phone as well as on my PC and tablet. I should have made the spreadsheet simpler.

LaCurandera
We're at the costing stage. And I found Estimators online quote to be good, not because of the actual figure, but to give me things that I as a non-builder, hadn't considered. It'll also serve as my bellweather, so when I get other quotes, I can compare them too something, even if I know it's wrong. So first step was all the aspect to consider, before the specific costs of 30 plug sockets vs 25.
Shire2020
I wish we’d have made more time throughout as others have mentioned. A 4 month extension has evolved and turned in to a 9 month full renovation etc and I’ve given up breaking down the costs between new building, old, furniture, returnable cost etc. Good luck!
