Concrete slab for 6x6 double garage

Hi all,

 

I'm going to be building a 6x6 concrete block garage with a low pitched roof.

 

As it will be going in the front garden and due to it being over 30sqm i know i will need planning approval.

 

Question is do i also need building regs? And what are they?

 

I was planning on putting it on a concrete slab sat on 100mm of compacted mot type 1. Will this be OK and are there any regs for the slab?

 

Cannot find anything!

You will need Planning Permission but possibly not Building Control Approval..

If the floor area of the building is between 15 square metres and 30 square metres, you will not normally be required to apply for building regulations approval providing that the building contains NO sleeping accommodation and is either at least one metre from any boundary or it is constructed substantially of non-combustible materials.

 

If you are putting in power or lighting that will need Building Control involvement but if you get an electrician to do it they should sort that for yo and  notify Building Control. Offer to do the digging to reduce cost. Typically they would install a "Garage CU" with an RCD and 2 MCB plus an earth rod, sockets and lights.

Oops yes. Sorry. Bit distracted. I have my son here trying to ask me questions on subjects I last studied 40 years ago.

Is the rule not internal floor area, so if the internal floor area is kept below 5.4x5.4 you just sneak in below the rules.
