  1. Hey Peter, Thanks for the reply. Luckily we did not pay for the indemnity, sellers did and was needed as part of the deal with the mortgage. Yes....stairs are allready in place. They were actually put in when the place was built as it was built with a dormer. My understanding was that building regs are required as changing room use.....is that not the case? So who decides if work is notigiable or not? 25 years an automotive engineer and this is the first year in a "project" building.....everything before has been new build!! I'll get the hang of it!!   2. Moving into a 1960s dormer bungalow which has had the first floor converted to an annexe with kitchen. The problem was we could establish no building regs, but had a full structural survey with no problems found. It was converted from what we know about 23 years ago. One room is currently a kitchen and we want to change its use to a bedroom and i am of the understanding we will need building regs sign off to do this. As part of the purchase we had an indemnity policy taken out for the lack of buildings regs. My concern is now that if we start to get the buildings officers involved it will make the indemnity policy null and void along with the can of worms of them asking to bring the room up to modern standards for insulation etc, which i doubt it would be!!!! Am i worrying over nothing and should just get the building officer involved?? Many thanks Damien
  3. Moving into a 1960s dormer bungalow where the 1st floor has been used as an anexe and has a kitchen. I want to change this to a bedroom and understand that i will need building reg sign off to do this. As we have now established it was originally built like this when changing the room to a bedroom will it need to comply with latest building regs? We literally planned on removing all of the kitchen units, getting a plumber to remove the sink and sparky to re-wire. Now worried that its going to open a can of worms!! Question also around the existing smoke alarm which is battery powered, will this need to be changed to a linked mains unit? There is currently one on the landing and one in the hallway, both are cheap battery powered units. Many thanks.
  4. Hi all, I'm going to be building a 6x6 concrete block garage with a low pitched roof. As it will be going in the front garden and due to it being over 30sqm i know i will need planning approval. Question is do i also need building regs? And what are they? I was planning on putting it on a concrete slab sat on 100mm of compacted mot type 1. Will this be OK and are there any regs for the slab? Cannot find anything! Thanks peeps
  5. Hey chaps, OK food for thought. Many thanks for the advice. I have taken the choice to get the vendor to go to the local authority and ask for copies of the building regs as she now believes it was all signed off OK and she has just lost the paperwork. We will pay for a full survey and she has agrred to get the elctrics cerrified and pay for any works needed. I think all fair enough.
  6. Hi all, I'm in the process of purchasing a 1960s dormer bungalow from an elderly lady who's husband has passed away. The bungalow was built in the 60s and had a couple of extensions in the 90s. In 2007 the loft was converted with a rear facing dormer a few velux's which is now home to two bedrooms and a bathroom. I have the planing permission docs from her for the extensions and large rear dormer. The problem is she cannot remember or find any completion certificates for the work, or any electrical certs, although there is a sticker on the fuseboard saying last inspection 2012. In general its all done to a very high standard and i can see no obvious problems. The bungalow has been marketed as a 5 bed and valued as such. I am now worried that without these docs and if the local authority is notified for the docs, i may stir up a hornets nest!! Do i go the safe route and demand the certs or it being inspected or do i just suck it up and accept it for what it is????? Any advice really appreciated. Damien
