I’m assuming once the tw*t visits I’ll get hopefully 12 months exemption. But how do they value for banding ? . They aren’t estate agents - do they just find a comparative property? I have had several visits and each time they have decided it is not complete enough to value. You will have to let them visit and see what they say. Telling them to do one is not an option. 1

They can visit that’s not a problem. Annoying the council ( and recording the conversation) is a prerequisite! . As they tend to lie !!! .
