PaulCDH Posted November 5, 2020 Posted November 5, 2020 Ok so we bought a 2 bed bungalow which we had intended to have refurbed. However, speaking to the architect about our wish list etc and what we don't want, he's suggested we might just as well knock it down and start again. Thinking logically he is probably right as there is absolutely nothing salvageable and it would be a blank canvas. Sooo, just wondering a rough cost of raising to the ground a 2 bed bnrglow 10metres deep by 8.5 meters wide - we have already ripped out the bathroom and kitchen and a delightful small conservatory at the rear. Anyone have any idea of potential costs ? I had heard £25k-£30k banded around. Thanks Paul
Bitpipe Posted November 5, 2020 Posted November 5, 2020 (edited) I paid 5k for demo and cartaway for a 3 bed detached house in Berkshire in 2016. If there is asbestos, will be a lot more expensive - you'll need a destructive survey before any firm will touch it. You could probably pull it down yourself if you're brave enough * (Unless there is asbestos, in which case you need that professionally removed). Biggest advantage of doing a demo is zero rated VAT and services in situ. Edited November 5, 2020 by Bitpipe
ragg987 Posted November 5, 2020 Posted November 5, 2020 Or 3 bed bungalow with 3 outbuildings cost £5,600 Inc council fee and cartaway. And approx £2,000 for asbestos removal and disposal. Our vat saving for the new build was over £100k. 1
ragg987 Posted November 5, 2020 Posted November 5, 2020 Reminder that you should zero vat rate the demolition if connected with a new build. 1
Russell griffiths Posted November 6, 2020 Posted November 6, 2020 DO NOT DEMOLISH IT BEFORE YOU HAVE YOUR NEW PLANNING IN PLACE. just because you have a piece of land does not guarantee you will get the new planning.
Gone West Posted November 6, 2020 Posted November 6, 2020 For our demolition we paid £4400 to have the asbestos removed and then dismantled the bungalow ourselves. We crushed the masonry onsite and reused it. All the timber was given away on Freegle. Not a significant part of our build costs.
