Realistic Build Schedule whilst finding a builder?

Reading the 'Homebuilder Bible' at the moment and its got me spooked a bit regarding the time that it could take to build and finding the 'right' builder.

 

Reason being we need to sell to buy the plot, so getting in to the property ASAP is crucial so we don't waste too much time renting (sadly the plot doesn't really support a static caravan..) but equally I don't want to rush this. Rushing = mistakes!

 

What is a realistic build schedule to getting a watertight shell with doors and windows in, and maybe the kitchen, one bedroom and one bathroom done?

Build method is likely to be ICF with an outside chance of a timber frame build.

 

I could theoretically do the ICF build myself but as this is a first time I'd rather have a primary contractor to do the build up and including to the roof.

 

E.g. If we get on the land 1st Jan, what is a realistic date that we'd be able to live in it?

Probably 12 moths minimum  with a main contractor 

Though leaving parts unfinished won’t be an option 

Normally speed equals more money

Id agree with @nod but that assumes you've planning, building warrant and funding in place.  If not  add 6-8 months minimum.

We went to tender with our ICF project in March, builder appointed in July, started on site in August, currently have one floor of the shell completed. Looking like end of Jan for the shell and roof to be done and windows etc by March. So yeah, basically a year.

If you have PP in place and you are paying one or more others to build it: 12-24 months.

If you are starting from scratch with your plot and a need to apply for planning: 18-36 months if it is being built for you, 24-48 months if you are self-managing. 24-xxx months if you are self-doing the bulk of build.

 

And then you will be doing minor-diddling for however long you live there.

 

I believe the longest time on "Grand Designs" was a decade.

All those numbers could mean best part of £12-£24k in rent, which makes the overall project very difficult to justify financially especially as the site isn’t a straight forward one so is using up some of our “planned but unknown expenditure” pot which eats into the overall build value compared to similar properties nearby...

 

Might have to think of a plan B...

Its why self builders live on site if they possibly can.

For us with a main builder from start of build to handover - turnkey service - 12 months.  Would have been 9/10 if Covid hadn’t struck.

 

If you don’t want to live in a caravan my advise especially if you have family would be to rent.  We’ve been crammed into a small flat since March.  Total rental costs for us will be about £5k.  Don’t see that as a waste of £5k just part of the build budget.  
 

One condition our our build was Mrs Bozza refused to live in a caravan on site, rightly so.
