  1. You have an illegal loft conversion that has been carried out without B Regs, please note B regs is a statutory requirement, how you or an estate agent describes it has no relevance to B Regs. To legalise it you will need to apply for a Regularisation Certificate with the local authority, this will mean opening up/remedying parts of the work to comply with the B regs applicable at the time of construction. This option is only available for work carried out after 11 November 1985.
  2. The practices you use on site are not really a building reg issue as long as the completed masonry wall complies with B Regs. However it could be construed as a dangerous structure under the building act. The HSE could also take issue with it if it was a building contractor carrying out the work.

  4. Just for information the headroom requirement pre 85 was 2.3m to habitable rooms only, it did not apply to hallways, utility rooms, kitchens etc.. There were some different regs for lofts to do with the percentage of the floor area that had to have full headroom but I can't remember them anymore. They were thrown out in 85 along with zones of open space to windows, thankfully!
  5. If the building is not exempt the same regs apply. So that I can give a detailed reply, how close to the boundary(s) are you, what height and width are the walls?
  6. Its 90m, no part of the drain should be 45m from a chamber.
  7. Yes it does, there are different regs in Scotland, unfortunately I've never looked at them!
  8. This was changed to two years, sect 35a building act 1984
  9. Headroom to habitable rooms was abolished in 85 following a major review of the regs. There are height restrictions to staircases 2m, however this can be reduced to 1.9m on loft conversions if tight for space, so it is open to a little judgement.
