Cheers that makes sense. What does 800kwh/ year equal in £ using a gas boiler? As I tried to work it out and got to £30.40 that doesn’t sound, right it will be nice tho ?

I'm just looking at some Gas combi boilers and some are saying not compatible with solar panels, what does that mean? ie what does the solar panel have to do with the gas boiler ?

I spoke to land registry the other day and I was told that you can made a request to expedite applications.

SAP fail mainly due to walls

sorry, I'm just high jacking the tread for my house, i have a design SAP rating of A 93, with MVHR and i will try and make it super air tight, do you think I'm not going to need any heating on the first floor and in the attic bedroom, just towel rails in the shower rooms ? -
Ahh yes i remember the SAP guy saying something along those lines, it will be well insulated and super air tight. cheers

I now have my design SAP rating, from that are you clever people able to work out what size Gas combi boiler i would need and its weekly usage ??

I had decided on a small gas combi boiler, for my house it will be about 110sq.m. with 3 bedrooms, 2 bathrooms and a cloakroom. I quite like the idea of an electric combi boiler, as its cleaner, quiet in use and doesn't require a flue, which saves a big hole through the wall ! and the specs suggest that they are very efficient (100%) another bonus if i had one, i wouldn't have a mains gas connection. Have any of you any experience with an electric combi boiler, if so what's your opinion ? Ta.

Cant you put the door inside of the opening and large architraves on the face of the frame ?

Cheers, yeah and I guess the hockey sticks themselves will have to be set off the frame so the riser can straight up. ta.

Afternnon, i'm have a TF construction with no masonry and on the outside of the frame is battens, and a render carrier board for render. Im thinking about the connections to the gas and electric meter boxes, in this case is it normal for the services 'hock sticks' to be installed on the outside of the timber frame with exposed riser for the gas n elec ? Ta

It always makes me ?♂️ when you see third builds saying it’s an eco house and the first thing they do is pour hundreds of tons of concrete. It looked nice on the inside but the outside looked a bit bunker like, and I couldn’t live with the house at 15-16 degrees!

The internal layout is a personal preference and to suit your needs. Looking at the bigger picture and the elevations, a rectangular shape will look a bit plain, its good to introduce steps / projections, If you plan to have a gabled roof, most do nowadays, you have a very wide gable, which can look a bit overbearing and the planners are not keen on wide gables. Your Architect should be able to refine the plans to add some shame and interest and make to work. -
cheers, hopefully it will be less stressful then, its a bit of a tricky design below ground and i hope i have resolved all the issues, so that it is plain sailing.

Oh man, even after obtaining planning permission, and before starting the build, this is a stressful job isn’t it planning and organising everything that’s needed to build a small house, there is so much too do. However I have had lots of success over the last few weeks, 1, turned a £1900 clean water supply into £900 2. Submitted the building regulations application 3. obtained a building over a sewer permission, when the guidelines say that you can’t build a new dwelling over a sewer 4. applied for a new sewer connection 5. Received the news that my CIL self build exemption isn’t at risk ( which caused major stress ! ) 6. received my SAP rating which I’m pleased with as it’s A94 it’s going well now and still loud to do, next is proceed within the structural warranty and order the timber frame. Oh and get a mortgage! Start on site in a few months and I can’t wait. J

I guess if it’s just below the roof vent it won’t get condensation above it. -

Cheers. I have looked there are pre made pre filters for the ductwork maybe I can put it close to the roof vent as suggested. Cheers -

Cheers that was easy. do you need to be careful what filter material is used to so not to reduce air flow ?
