  1. what are you talking about ?? no dodges, no fiddling, do you think on a site for 4-15 houses, they all have separate drains ?? no chance, there is one main road connection. The last application I did was for a friend, and only 2 weeks ago, building inspector happy, I am talking foul and separate topwater, no incoming mains water supply, (which is metered individualy,as is gas and electric. regards, Stephen
  2. Don't be put off !!! If you are getting the land, for little money, you have a head start !! be kind to Dad, and ask if you can "tap into his topwater and sewerage" that could be £10-£15k saved, fill in the form as connecting to existing ! If dad "gives you " the land, HE has to survive 7 years, otherwise tax may be payable. You can build for circa £1200 to £15000 not 2-3k as others have quoted. I would be tempted to follow previous advice, get the shell up, then you have time to ponder your next move, and you will know what you have left, be realistic with the size a good sized house would be say £200k 4 bed 3 ensuite . remember, think TRADE TRADE TRADE do not use retail outlets ! good luck stephen

Having had 2 pre planning meetings, having waited 7 months for planning, (still no decision) I was asked to withdraw my application, NO chance, my consultant is now making progress with the head of planning, why would I even want to use the local building officer, when I have had excellent service from Meridien consult, its just not worth the risk. sorry regards, Stephen
  5. eGood morning, The answer is a definite NO NO NO, self build is self build, not a business. I use Meridien consult, who will do site insurance, building inspection, 10 year warranty insurance, ( which means 1 person visiting, not 2 ( they even accept photos if they cant get out to you) they are quick reliable and comptative in price. so you don't need to use the local building inspector. hope that helps, regards Stephen

Hi, I believe my planning dept takes a very strong view in "making a material " start, and it would include making an entrance, !! and if you get it wrong, CIL (or part of) is payable immediately . what I did was to enlarge an existing entrance so as not to be noticeable. be careful. regards, Stephen
  7. Good Morning, I am doing a similar build, so it looks like the foundations will be very poor. ( And if you get that wrong, you get the whole house wrong !!) I feel you must go back to planning, they can be VERY stubborn if they feel you are running roughshod with them ! a new build 2 storey is not a rebuild. have you spoken to your architect ? I also note you have asbestos on site. This is NOT as big a problem as people make out !!, and unless its Blue asbestos, you can do it your self and save thousands !! my quote was 12-15k rubbish I will do it for circa 2k.If you get foundations right , anything after can be fixed, foundations cannot. ps have you got a demolition licence? regards, Stephen
