  1. I have always thought councils should buy land for building and sell as plots with planning so “the people” make the profit not big businesses.
  2. LPA,s need funding to achieve all these changes, the same as all the other changes needed/promised, so, either we pay more or other funding is cut. Time will tell. 🤞

  4. However a heat pump has a limited temperature rise and it depends if the DHW tank if full (up to temp) or empty, an immersion will provide additional hot water above the temp achieved by an ASHP. However I agree that with an empty DHW tank solar powering an ASHP is more efficient.
  5. I think (hope) this gives you a bit more direction on how to proceed and if appropriate you can quote the head of planning. I know they are busy with the election but what about your local MP (all parties banging on about building more houses and being “green”).
  6. True, but I would like to bet that currently an even bigger percentage of sewerage gets dumped into the sea and rivers anyway 🤷‍♂️ yes if it became mandatory then a different payment system should be introduced but millions of existing houses won’t be changed for a great many years.
  7. I agree, I employed a builder to do the work I knew I was either not good at or would take to long, I did the stuff I enjoyed and was capable at doing. THAT made the self build enjoyable.

  9. Your BCO will tell you if you have to have them, your own health and safety decision will tell you to instal them if not required by building regs ) just make sure you have good smoke alarms on every floor anyway.

  11. So if the middle wall had extended to the rear of the house it would support the rear purlin mid span like the purlin towards the front..? If so what about a steel in my CAD (crayon assisted drawing) below
  12. I looked into this years ago and my main worry was storing and moving water above living accommodation rather than just having a waterproof cover. IF I did rainwater harvesting I would use an underground tank filter and pump.

  14. I would have thought alongside the rear perlin as unlike the front perlin there is no central wall support. 🤷‍♂️ Can you give us a plan view of the upstairs rooms as they exist and what you propose ?

  17. Having done a few loft conversions over the years I have found a lack of consistency with BCO,s on this subject.
  18. That’s outrageous, with that attitude virtually no houses will be given planning permission in rural locations. Ditto Very good idea. 👍
  19. It’s not easy to see the problem without drawings but as my Dad used to say “there is more than one way to skin a cat” it’s a shame your neighbours plans are not available to see how they did it.
  20. Ah I see, if the large dormer is flat roofed it’s normal to instal a ridge beam which is usually steel.

  22. Sorry to hear that, I was going through cancer treatment myself waiting for my appeal, it just made me more stubborn about the whole thing.
