  1. Still going with my VAT return... almost there though! We do not have completion so will need to provide some other evidence. Did anyone use a letter from their mortgage company? This is ours: This is to certify that ********** released, on 27/01/2021, the last instalment of its loan secured on the building at Plot 4 ********** because the final valuation completed on 25/01/2021 confirmed a sufficient property value to support this release. The HMRC VAT return notes state that they need to know the building is complete... do you think this letter will suffice or not? Confusing! Glasgow City Council won't give us temporary habitation...only the full thing. I'm loathe to start paying council tax when there are literally no services on our street. Its a dump!! No bin collections etc etc etc... Thanks! Joanna

  3. Haha oh dear I've entered every invoice number on to the spreadsheet.... I'm nearly done now! All my invoices are digital and I've printed them, so will send the hard copies.
  4. So I'm going through my mountain of Screwfix and Tool station invoices. Does anyone know if you can just use the last 4 digits, like the stores themselves do, on our spreadsheets? So for order no: A6973253874.... can I just type the last 4 letters? Will HMRC accept this? Thanks all! Joanna
  5. If delivery is included on the invoice, do we claim for the total, or take delivery out then calculate the VAT? Also... if invoices are in euros, do we make the conversion before entering to spreadsheet? Thanks all!

  7. Ok, that's great to know. Did you print out each individual Screwfix invoice, or is the statement, plus a spreadsheet entry sufficient? Thank you! I just spoke to Andrew @joe90 - So helpful! he said there are 200 claims going in a week at the moment, and its taking around 16 weeks for them to process. Crazy.
  8. Perfect! Thanks so much. Quick question, in case you know, but I'll make a separate post too... most of our purchases are via Jewson, Screwfix and Toolstation. We have online accounts with all three where all our statements and invoices live. Once printed, these count as originals, surely? There is nothing more original than them! ?

  11. Thanks Bozza, I think you are exactly right! And yes its so distressing when we are doing everything in our power to build an eco friendly house - we have achieved Silver Active Level and have very low CO2 emissions, but feel like we are being ignored, excluded and even punished for doing something different. (It's a Glasgow City Council scheme too!) Absolutely no support. I've already spoken with local councillors who have been in touch with GCC over the last year, but still not response. Where to next?!
  12. No inspections due to COVID... They just dont want to talk to self builders in glasgow city as they dont see it as a real thing. They want our "agent" even though this is a GCC project! It's insane. just applied for temp again on the portal...
  13. The problem is we need to remortgage! We are paying £900 a month.... So it's not the moving in, but the documentation we need!
  14. Hey everyone, So we are having a nightmare with Building Control in Glasgow City. Since our house is the first self build (ever) in the city, and we are part of the pilot self build scheme, they have no clue about what we're doing here and don't seem at all interested. I have been asking for temporary habitation since July and was told by our BC officer that we might as well just go for full completion. I have been asking for a site visit for months too, when 2 guys in hi-vis jackets and lanyards showed up unannounced the other day, not wearing masks, and started picking our build apart. One guy told me we would "never" get temporary habitation. I asked for a list of things we had to do to get there and they said they would only speak to our builder or architect, despite me telling them that Ben and I are the builders. They left the site and we have not been sent any more information in over 3 weeks. Ive complained, I've called, and we just can't get any movement. Meanwhile our architect who submitted our original drawings told us the house is built perfectly to spec and is of the best he's seen. The BC officers told us we had to rip off all our Russwood cladding since spiders and rats could get inside. It's all been approved! I can't get anywhere with this and am getting really worried as our mortgage is sky high and now loan repayments are flying out the bank too... Is there anyone who knows how we can get BC to move on our completion certificate? Or does anyone have any advice here? Really stuck... GCC are terrible. Thanks. Joanna
  15. Just to update this topic, we had many quotes to clean up and sign off the work, from £90 up to £500. We ended up paying £400 and got it all sorted...
  16. Hmm, had no issues as yet! Got 4 quotes, all from electricians willing to sign it off and ready to do any fixes if necessary. Just looking for an idea of cost as one quote is £90, another £250 and another £500! Not letting the guy back to do the work as he has been a nightmare. Would rather pass it on to someone competent. It's all been done correctly, the dude just took a long time and didn't label anything plus left it all extremely untidy. I'm in Glasgow
  17. Hey everyone, Our electrician has finished the work at our house but disappeared. We are looking to get it signed off ASAP. Does anyone know what we would expect to pay for that service, roughly? Had a few quotes and they're very different so just want to get a feel for what it should be... Thanks Joanna
  18. Hi all, we are nearing completion and have about 8 rolls of Pavatape left over. Brand new, unopened. This is aluminium laminated butyl rubber tape in 15m lengths at 150mm wide. £29.40 + VAT per roll each when bought new. We are open to offers! Please share. Thanks. Joanna
  19. Hey Dave, this is really useful info. Don't suppose you know when you can move away from site insurance? We are with Self Build Zone and are also so near completion. We don't have our Completion Certificate though. Our site insurance is really expensive and is due to expire very soon. Do you know if companies will insure without official sign-off? Our electrician has said that he can get us safety certificate in the mean time until he is done with the final fix (hopefully in a few weeks...!) Thanks for your help. Joanna & Ben
  20. Thanks Simon. Same for us with the heat censor in the kitchen... Can you tell me how high you placed the smoke alarm in the vaulted space? (Our vaulted space is kitchen/living room all in one). Cheers :)
  21. The only problem is that our Apex is 8m high in a vaulted open plan space and so the smoke alarms are way too far from the kitchen... Our BC officer has now said that as long as we get it certified by the electrician, it's all ok?!

  23. Hi all, Our house has a very high apex (8m with a 50 degree roof pitch). Our architect has specced the alarms to be right up at the top. The electrician says they should be lower down as the smoke doesn't always go right up in to the apex, it curves around. So I'm wondering, can we bring these down without updating the drawings? And he's also asking if we can install wireless alarms - is this all allowed by BC? Thanks, Joanna
