Ermmm i think its 19m length by 7.5m wide. Floor area is about 230m2 or therby. The architect reckons a B rated house but maybe not of really poor insulation.

So far our builder has suggested i think The external walls will be frametherm 32 150mm thick, horizontal FF ceiling 2layers totalling 400mm wool and sloping parts of ceiling will have PIR board (150mm) with 2nd board (20mm)over the face. Its all about the sap guy but i want a good insulated house, just lookong for past experiences Mike

Hi Group, Me and my partner are currently working through our building warrant and SAP calcs stuff, What would be a good u value or thickness of insulation for the ground floor with UFH? Would 150mm be a enough?

Had the offer for 5 days mate, so its neen from about start of november. Not too bad BUT we have been really really on the ball, anything they needed got sorred on the day. I chased them every 48 hours i think, haha done the trick.

Hi group, How long does a building warrant realistically take to get through so we're ready to get building? Our architect stated before that it should take 6-8 weeks, however after speaking to our architect recently he is now saying 4 months!!? Hes saying by time he does the drawings and then engineer takes over and does his bit then by time the council etc he's saying 3 to 4 months, when I questioned how come he had previously stated 8 weeks he said that was just for his bit.

We had a update today from a nice chap, basically its the bank still checking things etc, so he's going to chase them.

Yeah its a very complicated process and I don't think it needs to be. We are not borrowing our full amount they could offer us, we own the land, we have a sizeable deposit, I'm like what else do you want me to do

Hi superjohn, We have found them not too bad actually (I have seen alot of bad reviews) but we were kind of cornered due to our personal circumstances we went with them but they have been fine, yea costly though. We are just hoping we get an offer sooner rather than later.

It took 2 to 3 weeks to get a decision in principle for us but they did say more done st the front of the application less at the back end, just seems to have slowed right down and we want to get on with the BW.

Hi guys We have had a mortgage in principle with a lender through buildloan and have had all the costings made up etc we are now waiting to hear back from the banks for a offer I believe but its been 3 weeks so far and not heard a peep! We don't want to start with BW yet until we know we have a offer. How long did your mortgage take to complete? Anyone else used buildloan?

Angus , North East 230m2 roughly thats inc integral garage. 350k reinstatement cost. TF with block and render outside. Any help appreciated

I got my buildzone structural warranty quote back.... its £6000!! That's for warranty for 10 year and site audits (audits about 4500k). How come yours are quote low? Technical audit at 1872?

What is the latent defects policy? Is that the steuctural insurance once build is done

OK guys thanks, Can I just ask what you thinks best approach then? - we have got a structural from buildzone there saying its going to be 5k or there abouts for the warranty fees and a site audit!!! I don't really want to be paying that. However once we finish I will need to remortgage the house and want to make sure I have a few mortgage lenders I can approach, so if I go with architect liability for 6 years I need a mortgage company who will accept that! Also what happens after 6 years it runs out? But you don't have any cover do the banks accept it after 6 years as nothing is going to happen or Or?

Scope • Receive information on likely ground conditions. • Carry out structural designs. • Quotation based upon the design of normal foundations. The Design of abnormal foundations such as piles and groundbeams is not included. • Produce AutoCad drawings for onward submission to Building Control. • Provide structural design certification (Note: SER Ltd certificate application fee to be refunded by Client). • The drawings that we produce are not construction drawings but describe a specification that can be used and developed by a competent building contractor experienced in the type of work described by the Architect. • Assess competent package of contractor designed items received within 24 months of generating the SER Certificate and complete a Form Q – Included. • Drainage designs not included. • Post-Warrant input and site visits during construction not included. • Any work after our input for Building Warrant to be charged at £60/hr. This work to be sanctioned by the Client prior to any additional input by ourselves. • Normal expenses for printing and postage included. • Temporary works designs not included. • Waterproofing/Tanking by others. • Role of the Principle Designer as defined by the Construction (Design and Management) Regulations 2015 is not included. Please note that the Client must be made aware of their responsibilities under the current CDM Regulations. Proposed Fee • Lump Sum Fee = £1,250 + VAT. I hope that you will find the above to be acceptable. This is what is included - all seems fine to me except the 6th sentence down, " The drawings that we produce are not construction drawings but describe a specification that can be used and developed by a competent building contractor experienced in the type of work described by the Architect" The SE also said they don't do construction at this stage it is done later and is hardly needed in my circumstance or my type of build. Only thing I'm slightly concerned about - do we need construction drawings? Don't want to try sending out our drawings for TF kits or contractors and get told they can't price it up of they drawings.
